Manager's Report
Board Meeting 10-16-2013
Projects recently completed:
The clubhouse #6 AC unit and #7 air handler have been replaced.
The clubhouse meeting room and kitchen floors have been stripped and waxed.
The clubhouse meeting rooms have been painted.
The improvement project at 29 S-bag Trail is completed. Thank you to the Garden Club for their donation of the gazebo and the benches.
The concrete repairs at the front entrance of the clubhouse and an area on the slab next to the driving range where the SLohA dumpster sits are completed.
Fxxx Pxxxxxxx painted the men's room at bath house 2 and the deck at the rear entrance of the clubhouse.
Jxx Services did some repairs painted the restrooms at the beach house.
x & x Tree cleaned out the remaining dead invasive weeds in the access corridor to the boat slips.
Projects in the works:
Maintenance generator replacement -- parts on order.
Tennis court and shuffleboard court repairs.
Sewer main and service lateral repairs. Schedule to be announced.
Flood plain remapping request. I have gotten no feedback from FEMA as of yet.
The annex and site work. D has the update on that.
Future projects:
Storm drain box repairs on the lake front.
Replacing the sign at SR60. The Board is still accepting suggestions from owners.
Repair of the rear wall of the recreation building. Proposals for that project will be reviewed by the Board during budgeting meetings for the 2014-2015 fiscal year.
Maintenance items:
The walk in cooler and freezer have been cleaned and painted.
The clubhouse kitchen has been cleaned.
Pressure cleaning of the common property continues.
Sod and mulch has been installed at the beach area.
Sxxxxxxxx Exxxxxxx repaired an issue with one of the spotlights facing the St age in the clubhouse.
Mowing, edging, weed-eating continues.
Housekeeping items:
I would like to make a correction from in last month's report concerning the generous donation made by Bxx Dxxxxxx of 109 S-bag Trail. He donated 3 live oaks, 3 magnolia trees, and 1 crepe myrtle tree, all of which have been planted at the annex site, in memory of Mxxxxx Sxxxx, at B's request. M's memory will live on in your wonderful donation. Thanks again B!
The Forestry Service will be at Koffee Klatch on Monday, October 28th presenting information on wild fires and improving your chances of survival should a wildfire threaten you or your property. “Firewise" surveys are available at the office if anyone would like to evaluate their property.
The individual water meters were read at the end of September and the quarterly water statements have been distributed to the ownership.
Bxxxx Rxxxxxxx and Txxxx Hxxxx of the Security staff have recently received commendations for their dedication and attention to the needs of the community. Congratulations and thank you to B and T!

Your curbside recycle day will change from Wednesdays to Tuesdays beginning Tuesday, October 22. If you have not yet received a recycle bin, please notify the office and we will deliver one to your door when the next shipment comes in. IN the mean time, the large recycle bins near the maintenance area will be in use and will be removed in December.
Your latest reconciled financials are available at the office and on the CHUG website for your records.
