The August 18, 2016 President’s Message is a timely and somewhat disturbing one.
Disturbing: It demonstrates that leery, like “leaders” of the past, do not have a good grasp of how to communicate—despite hundreds of words on his website—to position a message. His appropriate comments on volunteerism in July were met with some pushback by Committee members who were apparently “misunderstanding” his statements. This was evidenced by the President’s own words about his mindful absence from the park during his term here prior to becoming aware and involved in the administration and affairs of the park. He was not attending meetings or involved in anything but fixing up his houses.
His absence was highlighted by his own admission that he had just now read the Minutes posted on CHUG from 2007—a historical record of business which describes the background of SLohA official business.
My guess is that he read THIS forum before reading the SLohA’s actual business records (which are all posted on this forum). Additionally, I suspect he has never read or acknowledged having read other SLohA documents and laws which affect HOA governance, as required by the law. No board member, after two official records requests for records, has provided this certification or even publicly acknowledged certification!
Timely: leery talks about the fact of involving “professionals” like Management’s attorneys in the “complexities” of property management and how such participation is inevitably going to cost owners more money in legal and professional costs. I would like to remind everyone that only 7 years ago, prior to the engagement of Stmbug Ixx Inc., S-bag had almost NO legal fees, NO potential litigation pending, NO management fees and minimal professional fees. The presence of all this expert advice in S-bag’s business, while it relieves boards of the burden of management, is excessive, in my opinion. It will end up costing owners a lot of money! This excessive future cost is underscored by Jm Grnt’s legal battle in which he has prevailed against an owner who sued for a 3” roof eave encroachment. Grnt prevailed, but the Judge’s Final Order effectively gutted the Association’s right to recover legal fees using the Covenants as a legal basis. Our President also stated in a previous message that this was “being looked Into”. Mr. President, you now have your answer. The Covenants provide almost no avenue for relief for purported violations of anything more than planting a hedge over 2 feet on the property line! More about this will be published later after discussing with Jm Grnt.
RE: President's comment about "change" never being easy, spellchecked messages would be a most welcome and easy change in the future!

The BODs stopped having scheduled Open Workshops, IMO because the Audios do not lie, and are, at times, very disturbing, to say the least.
The Internet is forever, this forum, S-bag.boards.net with all of its threads/posts & audios will be available to others in the future. A huge difference from info available from 1986 and 1989 in SLR.
IMO, SLohA has many past and present leaders in Denial.....

You left out the fact that they are and have been LIARS , the best example was the past president saying " I am not a liar". Those old boys' "cheese has done slid off the cracker" as they say in the South!

I was struck by the improvements which have been made to the resort’s facilities over that time. We have a new dock, a new Memorial H all and new tennis courts. Our swimming pool has been rebuilt and improved, as has the hot tub. Our road system has been completely repaved and upgraded. We have acquired the services of a reliable and economical internet provider and made huge gains in the computerization of our operations, which include a new, independent and informative website. These are some of the visible results of the hard work and commitment of a dedicated administration and and a responsive membership. Less visible but every bit as real has been the way that SLohA has matured within the same time frame. Even ten years ago the “do-it-yourself “ attitude was much more noticeable but, in response to the demands and expectations of the times, our association has sought out consultants and professionals to guide and direct its operations. With the acquisition of a professional management company, our directors and the various committees have been freed up to function more in the coordination of the affairs of the resort rather than to attempt to resolve issues on our own. This has been a necessary response to the complexities of administering a corporation of the size of SLohA and it has allowed our Board of Directors to respond to the expectations of our owners. Your directors have also come to realize what they don’t know and while becoming more informed themselves, they have come to recognize the need to rely on reputable contractors and professionals for their expertise. Yes leery, a very costly dock, (cost approx. $180,000) that I believe was designed by "land-lovers" with a very poor layout, boat slips located too close to shore, with various safety issues and very little income generated from slip rental.
A few SLR owners who had operated/constructed Boat Marinas in the past tried to make suggestions, their advice was not welcomed, no advice needed. What a waste of hands on Marina dock building experience.
leery, this attitude of "we know it all", must be Contagious. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The New Memorial H all. A (approx.) $500,000 Norly D Brnd custom design, with private poker room. A grandiose bldg. without owner input. Many dollars wasted on this unjustified grand bldg. and landscape. Again, about $500,000.00 of SLR's reserved funds spent on a lavish building that was not needed. A few SLR retired building contractors stated the old Annex Bldg, could have had a updated make-over for under $100,000. We also had a opportunity to purchases the large double wide unit that we occupied for many months. But if any of those 2 options had been taken, it would have been a frugal move. Our Management Co. is here to "execute our reserves", with the help of the BODs. During a Management/BOD Welcome Meeting, the management company stated "We are here to Execute SLohA's Reserve". They sure were telling us the truth about our reserves, and what to expect in the future.
We get it now, boy do we get it ! ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The New Tennis Courts... leery, the birds love them-so many bird baths and pools! They also like the view of the courts from KCNet's Tower. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The Rebuilt Swimming Pool & Hot Tub... The Pool and surrounding pool area, looks great, plus it is probably a necessary luxury in a large Community. Some residents never take advantage of this luxury, for one reason or another. The Pool's past history is poor, it has been a "Big Money Pit". Let us hope the rebuild was done correctly. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ "Our Road System has been Repaved and Upgraded." (end quote) The road system's $500,000.00 plus Paving Project was outrageously misshandled and it still outrages many in SLR. One could "write a book" on this non-supervised Paving Project/Upgrade by Tkr Paving, Tkr Plumbing, Tkr Concrete and Day Laborers.
To this day it still has a lingering odor. Mr. President, what "A Rosie Picture You Paint".... I am almost lost for words to respond. The past and present Leaders in this community have allowed a Sm all group of con-artists to manipulate your decisions and in doing so, have enabled this Internet Provider and Pals to run wild in our community. Robber B. stab's background is now well documented. If more information is wanted, contact Bb's ex-wife in Iowa. leery, are you kidding me? We have been taken to the "Cleaners" with SLohA's so called "Expertise" from Reputable Contractors and Professionals. Thanks to the BODs and that Expert Advice, - which at times you have taken and at times the BOD's Ego has said, just to ignore any expert advice, let us charge ahead and let the chips fall were they may. Now that is walking on the Edge with SLohA's Money, a Edge with a "very slippery slope".
So what is the out-come when the chips fall? SLohA has to purchase SLohA's Insurance Policy, now from a Special Insurance "Risk Pool" in Florida. (Big $$$$..) In the future we may have to be Self Insured due to shooting from The Hip and Chips Falling. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ 16RC

At the first SLohA workshop I attended four years ago, I asked what was the procedure for soliciting bids for major capital improvement projects. In response, I got a mealy-mouthed answer from then-president Lws: "Well, we try to get more than one-bid...". I then clarified my query by explaining that I was used to a formal procedure that included written bid specifications and engineers drawings, an invitation to bid that is published in the newspaper of record (typically, a weekly publication called something like "Bidders News"), a requirement for a bid bond equal to 5% of the contractor's bid which is to be submitted with the bid (and returned to the contractor if his bid is not accepted). Additionally, during construction, the job is periodically inspected by either in-house City inspectors or by consulting field engineers hired by the City. As I put it, "I'm used to doing things the government way" ...to which I received a lot of snickers and rude comments from members of the audience. But there is a valid reason why municipalities go through this elaborate process. It is a tried and true method to assure a quality job by qualified contractors at the lowest cost. It's a shame that, given the problems with the recent road and underground utility work in S-bag, our Board did not learn this lesson sooner.

Jm Herbst, It boggles one's mind when you become aware, just how dysfunctional this past and present group of Leaders have become. It all started for the most part, when SLohA hired a Rookie HOA Management Co. The idea of cost containment went out the window. HOA Management Companies in Fl. have to spend HOA's Reserve Funds, in order to make money. Several years back SLohA stopped using our Corporate Seal on Official Documents and Contracts. So later I asked the Board Secretary at a BOD's Mtg, when do we need to use "The Official SLohA's Corporate Seal"? I got a blank look, a pause, then it was stated, I have never seen or heard of a Corporate Seal. So that really said a lot about this Board Member, he/she had never looked up their Official Duties as a Board Secretary in The Red Book. The Secretary is the keeper of The Corporate Seal.
This is just one of many asinine/bazaar/shake you head and roll your eyes, things that goes on daily with Our Leaders. And for the most part these members are really book smart, but when it comes to Common Sense, most skipped that Class.
The Old Work Shop Mtgs. were really bazaar at times, we had a Director (Mr. Brnd) taking about Meteors landing in the Lake and Martians flying over SLR. Kn L. talked about a gasoline tanker truck exploding outside of the SLR's Gate, and how would we be able to communicate with the outside world, unless we had KCNetworks Internet Service. We would be lost souls in SLR, I said Kn, what the heck are you talking about, most all residence in S-bag have cell phones and Wire-Less Internet Service. If the road was to be blocked, one could anyways shuttle people across the Lake in the pontoon boat located at the dock. Another time the Board changed its position 3 times on a very important vote, in the end one Ego driven Director, stated he was not going to let 5 SLR owners tell him how to cast his Vote. The Manager stepped up to the plate and told the entire Board, that he is casting his Vote, against SLohA's counsels advce. His response was hell no, let the Chips Fall were they may. O-Boy, the Chips did Fall, right into his Lap. That egocentric behavior ended up costing SLohA a Great Deal of Money. Bb stab stated, he has a silent movie camera on his Internet Tower, that can record my thoughts as I ride by his tower in my golf cart. Bb stab has stated a lot of other lies, that in time we will get to.
These Work Shops for the most part are all recorded, and available on S-bag.boards.net website. Jm H., my experience when making comments at Work-Shops or any Official Meetings in SLR, are met with push-back, shout outs, about if you do not like living in SLR, move out of here. Plus even several verbal threats on one occassion after the Meeting. Then you have the uninformed Clappers, clapping along with ugly shout-outs.
I do believe we have good people living in SLR, but so many of them have been lied to, mislead, deceived and after a while if one keeps repeating the lie, people start to believe, it has to be the truth. Some of our Leaders are very good at this tactic to control people.
We did have a Board with Common sense back around 2008, 2009, Bb D., Lindie K., Vkey S., stand out right now, the first year on the Board Lindie and Vkey worked very hard at being frugal, plus very conscientious at cost containment, the first year on the Board these 2 ladies save SLohA $150,000 plus. That Board even had a Cost Containment Committee, a novel idea, lets purchase our needs, not our wants.
Then The Rookie HOA Management Co. showed up on the scene, the old frugal Board Members were pushed out, that is when the decision was made to go down a different road. What a poor choice looking back. The Rest is Documented History, with over a 1,000 plus threads and 6,000 plus post on this S-bag.boards.net web site.

Stmbug Ixx Inc admitted, on arrival here in 2010 that he had never "managed" an HOA. He did not get his license to employ CAM's until 2009. She finally got licensed but in the meantime, the KoffeeKlatches were shut down because she was unlicensed and put her employer in a vulnerable condition with her constant missteps, jeopardizing his FIRM license.
The fun doesn't end there. The board at the time, which I thought was somewhat functional, bowed to the solicitation of one of their own, Reerookuh, who vouched for his golf buddy, Bd Stmbug Ixx. There was very likely NO VETTING of Stmbug Ixx. Even having no firsthand knowledge of that, I feel certain that no board in its right mind would have hired a "management company" to manage a multimillion dollar corporation with NO prior experience in HOA management.
The guy who recommended Stmbug Ixx resigned under a cloud of shame soon thereafter, having involved himself in acts which caused a lawsuit (which S-bag lost) and involved theft of common property.
S-bag has a history of losing lawsuits.
The point has been made; these management companies and their associated attorneys (did someone tell me that Stmbug Ixx and GaGaKnees et all have offices adjacent to each other in Orlando?) can only exist if HOA's engage them to provide their professional services. They cannot live without spending HOA funds. The only barrier against depleting our funds to the enrichment of Stmbug Ixx/GaGaKnees is the judgement and stewardship of our elected representatives. And when they shirk fiduciary responsibility, we will ALL PAY---again and again!
