O-Me... SLR may get a new neighbor on S-bag Lake Road, so what does SLohA do? Put up a in your face fence, so when you drive by in your car, you will have your privacy, and be shielded from our new neighbor on S-bag Lake Road... What ever happen to; Love Thy Neighbor? If the Board needs to spend money on a privacy fence, construct a 8ft. Privacy Fence around the ugly mess at 28 Grey Hackle.

Old Business.. I have not seen any resident/owners with that type of behavior regarding water usage.

BOD immortalized in Sept 2016 Minutes the following expenditure on behalf of all SLR owners:
Obnoxious and unnecessary. Who complained about the neighbors? The house is empty!
What is the BS about "correct boundry" lines? When did the lines suddenly become confusing and concerning?
What is this exclusionist and paranoid "thinking" that the Board is selling? Are they attempting to insulate SLR from the rest of the world and further the illusion of fear and divisivness? Has anyone identified a threat or potential harm to the folks here?
What is happening to the "community" of S-bag?
I am stunned and offended by the mean-spirited intentions, lies and waste of resources by this board.

The Board offers up this new crime by owners. How much More divisiveness and internal resentment can MANBOD create?
This joins the "owner setting fire to the new dock", "grease in the sewer" and "vandalism" fictions of the past.
Every summer, I leave in early May and return late October. Every summer I get a water statement saying I have used thousands and thousands of gallons of water, when it had been shut off during my absence. I learned after the first year that there was a "standard company excuse" offered up if you questioned the figures. Always an excuse. I stopped questioning.
I have never heard or seen any owner in S-bag consume inordinate amounts of water. That doesn't mean that no one is. I wonder if the identified offending owner(s) have been contacted and the situation explored.
There is NO authority on the governing documents for charging any owners an excess usage water fee. The governing documents (ie contract) do not permit that. All owners pay the same-regardless of usage. Period.
If S-bag wants to start doing that, it is going to have to make major infrastructural changes and subject itself to outside regulatory agencies that will require expensive technical and engineering standards, regulation and rate monitoring. It enjoys an exemption from control by Public Service Commission and other agencies now--but will lose the benefits of a private operation if it attempts to exercise authorities it does not have.
If S-bag expects people to believe that there is excess water usage by some or all owners, it should start by correctly assessing and appropriately addressing the problem. And then truthfully communicating to membership an accurate statement of the problem, options, recommendations to address and the outcome.

The above website DOES NOT help one calculate "typical" water usage "per FL residence". And, despite the implication, it gives one no clue how to compare your consumption to a "typical" consumption.
It calculates estimated PERSONAL and HOUSEHOLD usage. You enter minutes spent on water use activities such as showers, dishwashing, toilet flushes, laundry, outdoor watering/irrigation. The accumulation of all these activities gives you a number of gallons estimating your personal consumption of water. Each person in the household can also fill in their use and come up with an aggregate estimate HOUSEHOLD usage.
There is nothing on the website page that compares personal usage with "typical" FL household or personal usage. This calculator page is geared toward awareness and conservation, asking people to reduce consumption by 10% (hence the page name "powerof10").
After navigating other pages on the website and reading about this issue, I found the following statement:
That is 3300 gallons per person per month. A household of 2 would typically consume 6600 per month. My own personal estimate came well under that because I have low-flow toilets, spend minimal time in shower, almost no outdoor watering and no dishwasher.
The board should pay attention to details and stay on track if it is concerned with water consumption. It raised water fees last year by 20% based on no valid evidence of cost increases--actual or anticipated (a Records Request was made to validate the need for the increased fee and no evidence of increase was offered.)
As another poster observed, the biggest waster of water is SLR itself with careless management of irrigation e.g. operating water sprinklers in the summer during daily afternoon rains. IMO the biggest single area of concern is underground leaks which is now supposedly being assessed. Our water and sewer pipes are old and brittle. Tree roots have displaced and cracked them and have invaded the interiors, creating blockages and leaks. Active hydrogeologic ground movement in this area has further shifted and pressured these old pipes and impacted their ability to contain water. It was demonstrated a few years ago by an engineer that many of these pipes were of inferior quality in the first place (40 years ago) and many were "sleeved" in an attempt to repair them and extend their useful life.
THIS is what the Board should be paying attention to; not going around stirring people up against their neighbors for watering their lawns and flowers, misleading owners with distracting mis-information and disseminating falsehoods on external websites to validate their wishful thinking.

This does not pass my sniffer. WHY did Jay Rite abstain? Abstaining from voting is an extreme and unusual act in a corporate setting. It should be accompanied by a brief explanation-for the record. It is generally assumed, when one abstains from a vote, that there is conflict of interest. This must be disclosed to Owners. Jay should state: "I personally know the two part time employees being considered and encouraged them to apply to S-bag so I have a conflict of interest and abstain from the vote" or some such thing.
Elected board directors have a fiduciary duty to the people who elected them to conduct business. Abstaining from a vote is rarely necessary. Abstaining is a breach of fiduciary if there is an objection to a proposed business activity that is not expressed by the director. Abstaining is not to be used as a cloak to hide an unstated objection.
So, Jay, how about fessing up? Why did you abstain--for the official record?

A Physical Plant Manager, do we have a job description available. A true physical plant manager will not come cheap. It involves so much more then in the past, on the job training will not get it done, IMO. Pay Now Or Pay Later, But You Will Pay...

We Vote to extend the current chain link fence "to maintain the correct boundary lines". Surveyors place POLs and Corner Stack. Jhn & friends place a 6 ft.high fence with a 4 ft. high gate. Days later the Powers To Be, remove the new fence, allowing access to neighbors driveway. Now it is quite apparent that a mistake was made, or did SLohA get bite by "A Love Bug". What A Waste of Resources and Money by Our Leaders in The Bag !
