Now the BOD has seized the Annual Member Meeting--a meeting once a year specifically FOR OWNERS--and have renamed it to a non-statutory meeting renamed "Annual Town H all Meeting". A continuation of shutting owners from participation in THEIR business.
I am offended by this. This is not an Annual Town H all Meeting. There is no such thing as a statutory Town H all Meeting. There is no such thing in the Florida Statutes about an Annual Town H all Meeting. There is an Annual Member Meeting. This meeting, according to SLohA's bylaws, comprises two pieces of business and a closed officer election meeting:
Election of Directors
Ratification of Budget and Reserves
Election of Officers by Board of Directors
After that business has been taken care of, MEMBERS take over the meeting to discuss concerns. Motions can be made by Owners and Members can vote on business. The Member part of the meeting is facilitated by a member, with the requested assistance of a director.
Never forget: The annual meeting is legally a membership meeting and board members have no specific rights. The members present can elect a chair specifically for that meeting. SLohA was told several years ago when Kn Lws was President that the MEMBERS were in control of the portion of the meeting for the purpose of discussing ANY matter. A motion should first be made by an owner to add a matter to the agenda to be discussed.

(2) ANNUAL MEETING.—The association sH all hold a meeting of its members annually for the transaction of any and all proper business at a time, date, and place stated in, or fixed in accordance with, the bylaws. The election of directors, if one is required to be held, must be held at, or in conjunction with, the annual meeting or as provided in the governing documents
