Summary and Discussion: Total # of improved real estate transactions with a Warranty Deed--a qualified sale--was 25 in 4 months in 2019.
Of these 25, Canadians bought 5.
The # of sales were overwhelmingly the interior location, older, smaller homes--12 of the 25 were built in the 1970's and 1980's. Interestingly, the average selling price across these two decades was $37, 533 and the average of the average of the 1970's selling prices actually exceeded that at $40, 650. It would seem that the average sales prices were dragged down by the 1980's units!
The average of ALL sales was $58,696 and if you remove the water influence/lake premium sales from the statistics, the average over all selling price was $38,095. Of the 7 units selling at $100K+, 5 were on lakes and the other two were the shortie doublewides. The spread of sales were $17,000 to $145,000.
I was surprised at the numbers of stateside purchasers whose mailing addresses are in S-bag, which suggests a greater local residency intention. It will be interesting to look at the homestead and senior exemptions that show up later this year. So far, there were no new homestead exemptions recorded with these sales.
This is a good sales profile in S-bag. Average selling price is up and it appears that there may be increased occupancy. Your sweet spot is the 70's and 80's trailers.
