At my request, a revised draft of the lease agreement between SLohA and TRS has been posted on slresort.net under Owner Update.
As usual, I find it just weird that a corporate lease "document" would be posted under Owner Update,which makes it nearly "unfindable" if you are looking for it. However, it is findable using the Search function. I cannot believe SLohA pays someone $600 /mo for this messy, user unfriendly website. Moving on...
I didn't get much further than #5 since is was pretty obvious that SLohA gave away the farm in the same vein as with Kay c Net--and worse. The President's promise that business would not be conducted from the S-bag premises was a LIE:
Ok so I hate to pick up the easy ones, but will do so nonetheless. Who the H prepared this--a 9th grader? What the H is a SOUL property? Obviously the attorney did NOT prepare this agreement as there was no attribution and no evidence of professionalism. My guess is that someone is practicing law without a license and without using Spellcheck.
And then there is Provision #4 and #5 being exactly the same. Is anyone at least proofreading the DRAFT?
This will be the same general setup as KCNet using their home on Grayhackle as Business Office/Server & Shop Space with all the server equipment on the site, and contractors coming in and out, parking and picking up new orders for installs, repair and parts. TRS gets to install a shed and a driveway on common property, as well as have full use of the Towers for its equipment. For this, the charge is...
...Zero for 3 years.
You will note that the "document" posted under Owner Update is a REVISED DRAFT. I asked for a copy of the contract on June 22 and made a second request 2 days ago. What I got back was a REVISED DRAFT from leery listerine. I have again requested an actual CONTRACT--signed by all parties, dated, notarized.
You know...a CONTRACT! This would be the one that was adopted at the last board meeting!
Takeaway is the the board has lied again to owners. It will be business as usual but operations will be expanded from private property (KCNet on Grayhackle) to common property (TRS on 1 QW).

I want to clarify something that leery listerine told me about Spectrum. He indicated that TRS might provide a viable alternative to Spectrum because Spectrum does not allow customers to put their internet service on "vacation mode" when they return to their homes up north for the summer.

I also checked with Spectrum to find out what Spectrum Community Solutions meant. Essentially, it is the type of internet service provided to apartment complexes under a single account.
Although I have not seen a written policy statement from TRS, I understand that TRS will also allow customers to place service on vacation mode.

In follow up to my query about Spectrum's Community Solutions program, I had a lengthy phone conversation with a senior customer service representative from Spectrum's office in WinterHayvn. She advised me that Community Solutions is also available to homeowner associations at their option. In fact, she told me that she submitted a Community Solutions offer to the S-bag Board for its consideration. As yet, she has received no response, either way. She then went into a detailed description of how Community Solutions works. An apartment complex or homeowner association which signs up for Community Solutions receives a deep discount on Spectrum's TV/phone/internet services. However, if the apartment complex owner or HOA signs up for Community Solutions, customers can no longer put their service on "vacation mode". If, on the other hand, the customer chooses the regular price package, the customer can place the Spectrum account on vacation mode for up to 8 months in the year. Being a numbers guy, I did some calculations on the point at which Community Solutions is a better deal for the customer: We know that the "After Promotion" price for Spectrum internet service is approximately $67/month (not sure of the taxes & other fees on the bill). Now, let's say. for example, that the Spectrum offer for Community Solutions is $40/month, or $480/year. What I've calculated below is the "striking point" for choosing the Community Solutions option over Spectrum's regular plan. If your annual stay at S-bag is: Your total annual cost for Spectrum internet would be: 4 months $268 ($67 X 4)*** 5 months $335 ($67 X 5)
6 months $402 ($67 X 6)
7 months $469 ($67 X 7)
8 months $536 ($67 X 8) So, under this example, the Community Solutions option would be a better deal than the Spectrum's regular internet package if your stay in S-bag is more than 7 months each year. NOTE: I did not take into account the "low monthly fee" Spectrum charges a customer while his account is on vacation mode. Based, however, on my experience as an AT&T U-Verse customer, I assume Spectrum's bill while on vacation mode is approximately the same ($8 per month).
I hope this clarifies some of the confusion over Spectrum's Community Solutions option.
*** Because the maximum time allowed for "vacation mode" is 8 months, a customer is responsible for at least 4 months of Blingz - even if his stay at S-bag is less than that.

Thanks a lot. Jm, for that comprehensive look at the Spectrum options. I think you should be in charge of Owner Updates!
It would be nice if S-bag was responsive to Spectrum's offer; S-bag certainly was all gungho supportive of Spectrum a few months ago before TRS came along to grab a free lease on our towers and free real estate for their operations next to the office, despite our President's promise that any lessee of the towers would not be running their business from our private or common property. I wonder what has changed.
I am still awaiting a copy of the SIGNED and EXECUTED TRS/SLohA contract; the only thing I have gotten so far is a revised draft.
I think it would be really helpful to owners if S-bag would invite a Spectrum salesperson to a KoffeeKlatch to give a presentation and answer questions and GASP--video record the meeting and post it on their website so that Everyone could see the presentation.
They could also give fair face time to TRS to make a presentation and rundown of services.
I plan to also check out MorNet and TV/satellite packages. I do not need blazing fast fiber optic and the associated expense. Last year, I tethered to my phone plan for an extra $10 bucks and even though it was slow at times, it was doable. But, I am considering spending more time at the Bag in the future and a phone plan just is not good enough.
Competition is healthy and advantageous to consumers. It keeps prices down and services UP!

Well, at this point I can't even get a sign of life out of leery listerine, who I have been requesting a copy of the executed TRS/SLohA lease since June 22. So, it seems that the entire Board and Management Company are on vacation and not paying much attention to the internet issues in SLR. No updates, no response--nuthin. So far, you--Jm- have been the sole provider of information.

I am happy to report that I finally got a reply from leery after several followups by me. His reply was "did I know that things have been busy" and that he didn't want to bother Shn. I replied that I am very aware of changes, but my request is reasonable and this is company business. He has a statutory record turnaround timeframe for SLohA to meet and I suggested he bother Shn for the 5 minutes it will take for her to scan the contract and attach it to an email. Ridiculous. My first request was emailed June 22 directly to Chap.
Please...no more excuses!

As of 7/25 and despite another request to leery, there is no contract that is signed.
I hate to speculate, but nature abhors a vacuum. I suspect that there IS NO signed contract voted on by the board.
Prove me wrong, leery. Please.
