While recreating with my dog in the Forbidden Zone, I decided to take a peek at the Storage Lot. I wanted to see if there was space for the travel trailer that was placed inside the locked Maintenance Yard. What I saw was shocking. There is an abundance of non-operative and unregistered vehicles down there, as well as copious amounts of various materials--including hazardous materials--stored outside sheds. IT was supposed to be "finishing up" addressing this two years ago. It is now worse than ever and Polk County Code Enforcement must be contacted to get this mess cleaned up. No matter--the deplorable condition of the Storage Lot speaks for itself and must be addressed by outside agents since is too busy with other goals. Of all the "vehicles" in these photos, only ONE was licensed and currently registered and a second one was licensed but registration expired in '07. At least three vehicles had flat tires and are what the county defines as "distressed". Other vehicles are probably non-operative due to other structural and functional disrepair. There is likely abandoned equipment down there too. Totally disgusting and shameful. What the heck are we paying a professional management company for--AND giving them a 5% raise!? ...more Of all the sorry looking vehicles, the Winnebago motorhome was the only one that was properly licensed and registered. A good pressure cleaning is all it needs. I thought that was why IT spent HOA $ to run water down there. She also ran Electricity down there and one motorhome was plugged in. I doubt that it is paying for the Electricity used. Our Management is more concerned about Dog Poop, that should tell one a lot... What a Mess! These photos would make a good BOD Work-Shop hand-out. O-Poop, all things SLR must go through the Front Office and met SOP#9 requirements, I do believe.

That is one shameful mess! If you are trying to sell property, don't show anything further than Pink Lady. Between all the dog signs and that mess and the constnat sewer smell down there, it would be a turnoff for sure.
What is sop #9 and how did you see it? It is supposed to be Top Secret and for the bod eyes only. And why go thru front office--they are the ones who allowed the mess to be there in the first palce.

the storage lot sadly has looked like this for quite some time now, and with no end in sight; they really ought to police this lot more closer and also think about setting it up in sections--i.e. boats in one section, trailers in another, motor homes & 5th wheels in yet another and so forth--this would maximize the entire lot far better than the way it's set up now, and if owners are in violation of some sort, then bring it to owner's attention politely, it seems like we have more than just the few violations going on that the manager said she took care of...yeah, right.

I have also wondered WHY is the Storage Lot in such a mess ? In the summer months after a heavy rain most spaces are either under water or they are so saturated you cant move a vehicle in or out without cause big ruts and getting stuck .
The Storage Lot brings in much more revenue than the Boat Dock and could be upgraded for about the same 200K that we spent on the Boat dock which only a few residents use .
Proper planning , and a decent Contractor (NOT Tukker) could bring the grade of the Lot up and provide drainage at the same time. Phases and planning to move parked items a few rows at a time could be accomplished without much inconvenience to owners of stored Trailers , sheds on the other hand would need more attention. BUT , it would be for the betterment of the resort and would clean up what looks mostly like a auto junk yard .
Owner contact with a deadline to move a stored trailer/RV/Boat could be sent and if no response the item could be hauled away and sold for scrap with the proceeds going directly into the cost of the upgrade . A temporary parking pad would need to be made for the items moved and there is plenty of room for that, the numerous piles of dirt in the Dog Run could be used for making a temp. parking area while construction is underway .
Since the Boat dock will never pay for itself with the low cost of Slip Rental , the Storage Lot would cause moneys spent to come back faster even with the same charges for space rental so it would make sense to upgrade the Storage Lot.
In my opinion , the Storage Lot should have been upgraded before the "paving project" to minimize damage to the overlay from dump trucks making multiple trips delivering fill dirt to the area but that's what you get when Management doesn't see the forest through the trees .
I truly believe that if the Storage Lot was revamped that Lot users would take a little more pride in the area and not trash it out and abandon vehicles there when they no longer have a useful purpose . Just my opinion , I could be wrong .

An interesting story when I plugged my RV in (the one that was previously vandalized to the tune of $1000.00) my adapter cord was pulled within 12 hours and ended up at the office and the outlet had been opened up and the hot lead was disconnected and taped up . I had no idea where my $100 adapter was but the day after this I received a bill from the office for two spaces rental at one year total for each.
I went to the office to say I only had one space and that my adapter went missing . The Manager MK (LCAM) laid it on the counter and said a resident unplugged me and stated who that person was . And they had no idea who's RV it was from . Likely Story.....the resident who the Office claimed unplugged me had been gone from SLR weeks already .
So, I'm thinking how then did this person who wasn't here unplug me , take my cord and then the office not go to check the RV but could still bill me the next day ? AND unhook the power inside the outlet ? (yes, I checked since I am that smart)
Nothing was adding up....The office knew it was my RV because they had handed over pictures to me of the vandalism to the paint that occurred in the storage lot (within a day of Security Force BE running my wife off the road and saying he was instructed to do so) and also the same time 1 employee was working in the storage lot making pads for new sheds .
Could the resident that unplugged my cord and took my adapter to the office be the same resident that disconnected the power from the outlet that my RV was plugged into ?
What resident would not be given a second look for working on an outlet ? What worker would be working on pads for sheds in close proximity to my RV ? Could this resident also be an employee who wouldn't be looked at twice and have an alibi for being in the vicinity close to my RV AND have an axe to grind with me ? Maybe Acting on behalf of his BOSS ?
Could this resident slash possible employee possibly feel that since he was held accountable for his actions due to my wife's eye witness statement that may have exposed him and cost SLR money through legal fees be the one who vandalized my RV (yes reported to Sheriffs Dept.) to get even and be part of the group of ManBod-Employee harassers that have stalked my wife at night while walking our dog ? (you know, the one Pres. KL said is the one screaming You are Harassing me (yes Sheriffs report) and KL says "your darn right we are" from the meeting during discussion about internet contracts (yes have recording of BOD Pres. KL saying the words)
It seems there is something to all this and it all fits together, PLUS the fact there is someone that just couldn't keep a secret about my RV vandalism, low and behold the truth got back to me . Pres. KL's comment affirming the harassment of a night walker tells me I have quite a lot to add to our existing case with PCSD . And I also need to give the Deputy Detective the information I now have learned about who was working in the Storage Lot , had an axe to grind w/me when my RV was vandalized , and was exposed by my wife's eye witness account , and was the same resident who came at me on the street with hostile intent and to intimidate who also claimed he was doing this on his bosses behalf .
It wont take a Brain Surgeon to put all the pieces together on this , I hope the PCSD are good at puzzles and I have already assembled most of the pieces for them .

This is an update to the photos of the Storage Lot posted on Jan 5th, 2014--almost 4 months ago. It's a shameful eyesore and an additional premises liability risk during the summer storm season. When all that crap blows apart and into our lake, the State is going to make SLohA clean up the lake and fine the corporation. Just what SLohA needs--yet another fine by Polk County and the State for not taking care of its own business! Additionally, the flying junkyard will damage other viable structures currently housed in the storage lot and possibly our storage buildings, maintenance equipment and wastewater plant. And, as the omni-present signs remind all who risk personal property stored there, "SLohA is not responsible for damage to your property". There is no storage agreement between owners and SLohA--ZERO. Owners with anything of value down there are on their own and would be better off storing on their own property. At least there would be insurance coverage for any casualty loss. And, SLohA cannot enforce storage rules on individual parcels (only Polk County Codes would apply). Most of the "vehicles" down in the storage lot are not in drivable condition--as is required by SLohA rules. Some trailers are being used as sheds, out of conformity with dimensional limitations and tie down restrictions. This is yet another example of selective enforcement. Additionally, the travel structures are not moveable because either the tires or axles or both are in a state of such extreme disrepair that they require rebuilding beyond the value of the vehicle. They are going to have to be towed out on a flatbed or fished out of the lake after a storm. Most do not have current registration or licenses as required by Polk County. Resort? Part of the problem with trash and other discarded items in the Storage Area is that the cinder block containment area we used (by the Alum. Recycle cage) was taken away by the manager and a big new NO DUMPING ALLOWED sign installed.
Before manager got here residents kept things clean and put discarded items in the containment area, then maintenance would sort or just haul to the dump. We have 3 or 4 trailers now and a few p/u trucks that could clean this up.
This "Sanford & Son" style storage dump is the direct result of a manager that changes things but fails to see that there will be another problem created, in this case more than one.
SLR Maint. workers used to be here to take care of the needs of the community, now they do the minimum for the Resort owners and more "step & fetch it" work at the whim of the manager. We hire out Contractors to do the work our employees were here for in the first place.
We are paying fees so the manager can hire contractors and put bread on their tables with not a care about the quality of work given because the manager doesn't have a clue about anything. I fail to see why I pay the fees I do when there is nothing of value returned to protect my investment. I'm glad I'm a Homestead/No Rules property because when it comes time to pretend to be a Resort and throw good money at bad management....I WONT.
My recommendation is to ignore the NO DUMPING ALLOWED sign and the manager, toss all unwanted Storage Dump Lot debris in the cinder block containment area like we did in the past and continue to run our community the way we want it and not the way some non focused used car sales person thinks it should be, obviously the BOD doesn't have the balls to speak up on anything AND THEY LIVE HERE!
What in the hell do we even need this manager for anyway? all I've seen her do is cause trouble for residents, display a more than nasty attitude towards good people and slack off on important items.
My suggestion is that in the summer months we need to cut the hours back for the manager by 2 days per week. We don't need a full time manager in the summer AND it would save money possibly for SLR owners. Her boss may enjoy the savings as well.

YES! This needed to be said about this stinkin' manager--a long time ago! She's the "thing" that's wrong in here, residents don't need this nasty person around here--she needs to go! We certainly don't need a used car salesman that's pretending to be manager of this place; she's managing to show everyone that she does NOT know a thing about SLR management!
