The author of this comparison has a special interest in "all things real estate" having been a salesperson for many years so I have been following SLR's sales.
Real Estate Update! This is a comparison of same selling seasons (Jan-May) in 2012 and 2013.
Gross unit sales are up significantly in 2013 over 2012 YAY! Out of 23 sales in 2013, 8 (almost 1/4) were very old singlewides and that lowered the neighborhood average. The corrected average sales price is a little over $42K when you factor out the 8 old singlewides. Overall, we should be pleased with the trend of sales in SLR.

EIGHT homes that sold with selling price under $20K were singlewide models between 1975 and 1979. One was a foreclosure resale teardown. One was reported as a $10K sale price but was obviously misreported (it was a 1995 doublewide)

That is the wrong price as I remember the owner and the person who helped sell it say it went for something around $79,000.

Well someone may have inadvertantly underpaid tax due to Polk County. The doc stamp (on the deed) indicates that $70 was collected which would be the tax rate of $.70/$100 selling price ie $10,000.
IF the selling price was actually $79,000, the tax would have been $387.10.

someone correct me if I'm wrong, but if tax is figured @ $.70 per $100 of value, then isn't the tax supposed to be $553? ($79,000 divided by 100 = 790 X .70 = $553)

Yes.... $79,000 X .70 = $553.00 But maybe part of the sales price is exempt from taxes.

Hmmmm...I just caught that phrase ie ...and the person who helped sell it...
I trust that person has an active real estate license to "help sell" and further, I hope that person, if unlicensed, did not collect any money for their effort or they could be in deep doodoo if a complaint is made.
It is one thing to unlock a neighbor's door to permit a potential buyer to see another person's property, but handling a real estate transaction for another person escalates "helping" to a state regulated level.
The tax underpayment is a side issue for the Tax Collector. However, real estate agents using the Property Appraiser database for market comparative data will note the error and report because it skews the neighborhood sales basis in a negative direction which lowers future listing prices (and sales commissions).
Florida Real Estate law is possibly the toughest in the nation about people representing property for sale that is not their own. It is highly pro-consumer and the penalties for violating FS475 are expensive.
475.42 Violations and penalties.—
(1) VIOLATIONS.—
(a) A person may not operate as a broker or sales associate without being the holder of a valid and current active license therefor. Any person who violates this paragraph commits a felony of the third degree, punishable as provided in s. 775.082 or s. 775.083, or, if a corporation, as provided in s. 775.083
