Today marks the day after the 4th (FOURTH) accidental fall from the dock or boat at the dock into the water. The first one happened in November 2013; SLohA has been paying medical expenses related to that. The initial expense was $466 in Dec 2013. There have been additional expenses paid, according to reports but MANBOD will not provide check registers so owners cannot see what they are paying for. The 3rd accident could have resulted in a fatality; a woman exiting a boat to the dock was dressed in heavy clothes on a cold January 2014 day and fell in. The weight of her soaked clothing along with very cold water hindered her ability to grab the boat side to hoist herself back in. She was observed by a nearby gent who ran to her rescue. Yesterday, there was another accident where an owner fell in after slipping on the dock. There was no way to get out of the water because there is only One ladder to exit the water from on the south end of the dock! The Mange announced to KK in January 2014 that 3 new ladders would be installed at the boat dock to assist people to get out of the water; hopefully before a hungry alligator swims by. It is April--3 months later--and still no ladders and zero updates. Meanwhile, accidents continue down at the dock and SLohA's liability grows... These accidental falls off of the dock are news to us; never heard of any of them!
Do you think they were all kept quiet since it's not something that would go in the everything-is-wonderful express newsletter? No mention--or motion--for that matter was ever made for the need for additional ladders at the dock at any of the board meetings, or workshops. When it comes to the safety and security of the residents, this manager has really fallen down on the job; it must no longer be a priority of hers, after all, this manager stated that the safety and security of the residents was their primary concern. This quote is directly from the manager's report in the S.E. dated March,2011. What I still don't understand is why this board continues to renew this manager's contract when all she's done is cause law suits; cost SLohA big bucks; agitate residents' lives; pester the PCSD for no reasons, along with a myriad of other ills.
Getting back to the needed dock ladders, I guess someone has to drown first before they put more in.

Does the new dock's walkway have a design flaw, is it slippery when wet, has anyone sprayed the walkway with any chemical cleaners? Or is it just a coincidence? This needs to be investigated ASAP.... I do not like floating docks. The Dock & Boat can both be moving, at the same time, if the water is rough.

Maybe in all this manbods infinite wisdom they will get the brilliant idea to hire a Lifeguard to sit on the dock and restrict dock use to only the times the Lifeguard is present unless you are wearing office issued water wings/foam helmet/PFD with locator beacon and gator repellent?

There's another issue here--and it reeks of a cover-up: Why are our SLohA dues paying for these people's medical bills when they should have been turned over to our insurance company to pay?
Oh, but wait, maybe our insurance carrier wasn't informed about these injuries or the liabilities that exist on our new dock.
I believe our insurance carrier needs to be in the loop on this one...

These are all very good questions to ask of the Board.
Perhaps it would be best to put your questions in writing since, as we know, the board interprets any question as totally negative and argumentative. Any owner verbal, public complaint will be dismissed and go NOWHERE.
Put it in writing and it becomes part of the Official Record and the Board has to pay attention.
Suggest NOT a good idea to contact the insurance company as it could be perceived as "tortious interference" and this MANBOD seems to be looking for fights.

Owners should thank those who "oversee" the MANBOD in keeping SLR a safe and pleasant place to live. Obviously, MANBOD has not been paying attention to the problem with the Boat Dock. Anytime FOUR people are in the water accidentally in FOUR months, there is obviously a Safety Hazard that is beyond installing mutiple hooks and signs on the dock! There is a fundamental problem and a premises liability that needs to be corrected immediately.
The following letter is an assessment made by a knowledgable and concerned owner about the dock and why people have been falling in the water. In a word--it is MOVEMENT--too much movement. Like balancing on a suspended rope bridge above a gorge without sideropes to hold onto! That would be cH allenge for a 16-year old--but it is nearly impossible to expect a person in their later years to remain upright under those conditions!

Here it is August already, boy how time flies. About 4 months ago the above letter about the Safety Issue with our Dock, and still no reply from Peet Branden our BOD President. This Floating Dock has Safety Issues, and any conscientious safety minded person would want to address this Safety Issue, Wrong size pilings (6"dia.) used with 12" post guides (spec.to use with a 10" piling). I just do not understand what the hell gives. I have sent several letters and e-mails to Peet Brdun and get the same dumb reply. I have received your e-mail, and will throw it in the trash bin or can. Believe me, SLR has several Safety Violations that need to be addressed, but our Leaders choose not to deal with any Real Problems. I am telling you, if do not care to do your Duties as Elected BOD Members, then Resign and get the hell out of way.
If this Pier is not fixed according to Gator Dock's own specification's, to remove the unacceptable movement in SLR's Floating Pier, it is just a matter of time before our Floating Pier and Your Do Nothing Attitude, will be the cause of a person "Drowning".
Can you live with that horror, if not, then get off your behind, and take some action!!!

I love the fact that they added more ladders------but wait------THEY ARE ALL ON THE LAKE SIDE. Don't fall of the docks on the side that faces the land and where the water is well over 7 ft.deep. oh, that's right. That's the side which has the most activity as that's the side boats are tied up to. IF YOU ARE A GOOD SWIMMER YOU CAN SWIM UNDER THE DOCKS TO TRY AND FIND A LADDER OR SWIM TO SHORE AND A OLD THE ALLIGATOR. Either way good luck.

This person was very Lucky or has A Guardian Angel looking out for her. If she did not get help on that cold Winter day, she would have drowned. There is no way in Hell, a Ladder could have save her life. "A person rescued her" on that day, not a ladder.
PS. Lets have a Pier Safety Demo this Winter on a cold windy day. All of our "Board Leaders" dress in warm clothing, shoes & socks. Then have them all Jump into SLR's Lake, on the boat slip side of the floating pier, then we will watch them attempt to get to safety. Either by swimming to shore, or use of a pier ladder. If they survive The Pier Safety Demo, our Board may just learn something about survival in frigid lake water. One thing is for sure, our Leaders will be all wet!!! And the Gator Dock will be fixed according to Gator Dock Inc. specifications, not Peets Brdun specs.!!!

We have had 937 hits on this thread and we still have the same safety issues from 3 yrs ago.
Something is dead wrong, our leaders just sweep it under the rug. This pier is not built to the manufacture specifications, and the sad part is there is a simple fix.
