Don't overlook the handy dandy quitclaim deed. This is a favorite way to convey lots in SLR. It is quick, inexpensive and Sh ane can notarize.
However, there are drawbacks to using a quitclaim. There is often no sale contract underlying the transaction. They often bypass "checks and balances" of title companies which are more likely to identify errors, provide title searches and offer a degree of assurance that one does not get by "doing it yourself". Indeed, Real Estate Title Services Inc in downtown Lake Wales does not even do "quitclaim closings" because of the problems in the past.
Quitclaims are usually not arms-length transactions but rather, conveyances between people who know each other such as husband/wife in a divorce or parent/child. Generally, little money changes hands (or at least is acknowledged). Quitclaims make no warranties about marketability of title. It is simply saying to the Buyer "Whatever interest I may have in a property, I am giving to you".
Attachment Deleted<<<<<<Here is a generic Florida Quitclaim deed and also a pdf file attached. Fill out ALL spaces; the form must have a Preparer + Address, the Seller (Grantor) and Buyer (Grantee) legal names and addresses and a complete legal description and TAX ID/Parcel/Tax Folio Number. Don't forget to add "Together with" the trailer title and VIN # if there is a trailer on the lot. It must have two witnesses and be executed by a Notary Public. Seller should be able to pick up all the information from your previous deed.
The Buyer should then take the deed down to the Clerk's office in Bartow to record the instrument, change the mailing for tax notices and apply for any exemptions.
