Manager's Report
Board Workshop 05-14-14
Projects recently completed:
Repair of the greenway running between homes on Wdrf Way and Beaverkill to alleviate flooding in that area.
Repair and re-soding is completed at the beach house area where the ditch from the dry stand pipe installation settled and created a trip and fall hazard.
Pre-hurricane season tree trimming is completed.
The leaking roof at the maintenance storage shed was repaired.
Projects in the works:
Blue Quill lift station repair. Awaiting parts.
Storm drain boxes on the lakefront. 3 are done. They are working on the last one now and hope to have it completed this week.
We have 3 bids in house for the tennis court repairs and are awaiting additional information from the geo-technical engineer and his recommendations before the Board chooses a contractor. The Board will be addressing this again at the next meeting.
Sewer main and service lateral repairs. LMK Pipe Renewal has been chosen for the project. We are currently working on scheduling. Just an FYI…during the repairs there will be water interruptions isolated to the areas on which they are working. Homeowners will be notified prior to the start of work on their street.
Rehabilitation of the interior of the north waste plant. The engineer has reviewed the site and the bids and will be making recommendations for the best course of action. The Board will be addressing this again at the next meeting.
Jewln C-to is working on the SWFWMD Water Use Permit renewal and this year's Annual Water Report.
The WWTP permit renewal application is due on June 29. The Board will be addressing this today.
Replacement of the divider for Memorial H all. The contractor is waiting for it to be delivered.
Future projects:
Repair of the rear wall of the recreation building. We are researching 2 more contractors as we currently have one bid in house.
Repair of the fence surrounding the Resort.
Maintenance items:
Maintenance is raising and replacing some individual water meters. If they are on your property it is likely that is what they are doing.
We had a Health Dept. inspection at the pool and spa in April. Everything was satisfactory.
The additional aluminum ladders for the dock have arrived and will be installed this week.
The walk in cooler has been shut down for the summer.
They also repaired a water leak in the fountain on the pool deck.
Maintenance will be waxing the floor in Memorial H all in the next few weeks. The project will affect the hours of operation for the library and any functions normally held in those meeting rooms. We will notify you and post the closing 1 week prior.
The power door button in the clubhouse has been repaired.
Housekeeping items:
The Manager has sent out violation letters for stumps that have not been maintained properly. If you received a letter it is because your stump or your stump lid needs to be painted. If you need to enlist the services of a handy man or a contractor please call the office at 863-696-2407. The Garden Club will not be painting stumps over the summer.
Also, if you have not tied down your boat, trailers, stump lids, etc. prior to leaving the resort, you will be notified with a phone call. If you have not taken care of the issue prior to June 1 letters will be sent in accordance with your Governing Documents. Hurricane season is upon us and tie downs are essential for public safety from debris and projectiles in high winds.
I would like to thank Mik Lanoose and the Rule Book Committee for their hard work in tackling the updates which were voted on at the annual meeting and for Mik's dedication in taking it upon himself to provide the document to Polk County for recording on the Association's behalf. I would also like to thank Shn and Bth for their hard work in making all of the new Rule Books for distribution with the spring mailer! Great job by all of you!
I would also like to remind everyone that the grace period for the April quarterly assessment payment ends on Tuesday, May 20.
Your latest reconciled financials are available at the office or on the website for your records. In saying that, I would like to thank Toneesha Shrodr, the SLohA book keeper for her undying dedication and hard work. How she does it I'll never know.
Thanks also to our sound engineers, Grdn Hrt and Bb St aib, for taking time out of their busy day to tend to the Board meeting and make it possible for those not on site to participate. We appreciate you very much!!
I don't do this often enough, but I would like to thank the security team for their effort and dedication to the Resort's safety. There have been several incidents lately which they have tended to with much professionalism and they are all appreciated very much!
I would also like to thank the Board for their continued dedication to all things S-bag. Their work is endless, their commitment is commendable, and they still manage to do it with a smile and have fun, no matter what. My hat is off to you all!
