What type of agency is this? State, Federal?
Do you have a website address or how do you get ahold of these folks? maybe paste the link right here, so it's easier for people to complain about this waste product of a manager that definitely needs to GO!
What is this AC # you referenced? Is it important to reference it when making a complaint or just our manager's name and license #?

CAM's are "regulated"--if you want to call it that--by STATE Dept of Professional Business Profession. In the past, the DPBR has been a licensing, education and license renewal entity and has administered suspensions and revokation of licenses.

It is generally recognized that this agency has been woefully inadequate providing disclosure and oversight for compliance with CAM activities which generate complaints and/or discipline. For instance, DPBR removed the licensing reporting page from its website where the public could "look up" any complaints on individual CAMs and posted this on its website. Now, the public cannot conveniently "look up" a CAM but must jump through hoops and an extended wait period to acquire information that was previously immediately available:

Under Florida law, all communications received by this Department are public record unless a specific exemption applies in statute. Please refer to Chapters 455 and 119, Florida Statutes for applicable exemptions.
As of Nov 2013, CAM's are additionally regulated by DPBR:
...in addition to the new requirement for registration, the HOA governance was changed to provide the DBPR with the authority to, “…take administrative action against a community association manager’s license for violations of state laws relating to condominiums, cooperatives and homeowners’ associations that are committed during the course of performing contractual community management services.”
The website has a "complaint package" that must be filled out completely by anyone who wishes to file a complaint against a CAM. Given the DPBR track record of reluctance to pursue licensee complaints, it is particularly important to be extremely detailed in providing documentation for a complaint. A verbal, undocumented complaint is not sufficient to get the DPBR's attention. Here is the package:
