Projects recently completed:
The AC compressor in the recreation building was replaced. It had a leak which could no longer be repaired. The Board will be addressing this today.
The concrete block sediment tank previously used with the old pool vac pac was removed due to a depression forming under that immediate location behind the pool storage building. Maintenance removed all existing concrete and block, filled the depressed area with limerock and replaced the concrete slab. They also tied in the sidewalk leading from behind Memorial H all to the pool deck.
Foot Painting painted the restrooms in the recreation building, except the rear wall which will be replaced.
Storm drain boxes on the lakefront. All 4 are done. The 4th box on Blue Quill will have the safety grate installed tomorrow.
Projects in the works:
Blue Quill lift station repair. The pump has been rewound and reinstalled. Still waiting for parts for the electrical box upgrade.
A new AC unit for the office is on order and scheduled to be installed on Thursday, June 12. It also has a leak which can no longer be repaired.
We have 3 bids in house for the tennis court repairs and are awaiting additional information from the geo-technical engineer from Ardaman & Associates. The Board will be addressing this today.
Sewer main and service lateral repairs. LMK Pipe Renewal has begun the early St ages of the project as of yesterday. Just an FYI…during the repairs there will be water interruptions isolated to the areas in which they are working. Homeowners will be notified prior to the start of work on their street.
Rehabilitation of the north and south waste plants. The Board will be addressing this today.
Jewln C-to has nearly completed the Water Use Permit renewal and the 2013 Annual Water Report. Both items are pending due to a necessary site inspection by 2 representatives from SWFWMD. That visit is tentatively scheduled for June 24.
Replacement of the divider for Memorial H all. The contractor is waiting for it to be delivered.
Future projects:
Repair of the rear wall of the recreation building. We are researching 2 more contractors as we currently have one bid in house.
Repair of the fence surrounding the Resort.
Maintenance items:
Memorial H all is closed to wax the floor all this week. I apologize to the residents and the library volunteers for the lack of notice on the closing. The scheduling had to be re-prioritized due to employee availability in the upcoming months. In the mean time, please use the club house for your activities. See Shn or Bth for available days and times.
The hot water heater at Memorial H all is fixed. It was a warranty issue.
There were some issues reported about bathing suits from the aerobics swimmers. Maintenance made some minor adjustments to the pool chemicals.
Housekeeping items:
The Manager has sent out violation letters for stumps that have not been maintained properly. If you received a letter it is because your stump or your stump lid needs to be painted. If have not yet taken care of your stump and need to enlist the services of a handy man or a contractor please call the office at 863-696-2407. We will put you in touch with the people who are painting stumps at a reasonable price. I want to thank all of those who have complied and taken care of their stumps or made arrangements with the office to take care of them at a later date. Just a reminder, The Garden Club will not be painting stumps over the summer.
Also, if you have not tied down your boat, trailers, stump lids, etc. prior to leaving the resort, you will be notified with a phone call. If you have not taken care of the issue prior to July 1st, violation letters will be sent in accordance with your Governing Documents. Hurricane season is upon us and tie downs are essential for public safety from debris and projectiles in high winds.
Your 2014 hurricane preparedness information is available at the office. It is also posted on the big bulletin board in front of the post office and on the CHUG website for your convenience.
The maintenance department will be reading water meters at the end of the month for your quarterly water statements.
The Association received their 2013 Consumer Confidence Report on the public drinking water supply. There were no violations. Congratulations to Jhn and the maintenance staff. The report is available at the office, is posted on the bulletin board and on the CHUG website for your review.
Your 2014 Polk County/Lake Wales water conservation information is also available at the office, posted on the big bulletin board in front of the post office and on the CHUG website for your convenience.
If you have not yet paid your storage lot or dock fees, which were due on April 1st, please do so at the office at your earliest convenience.
I would like to thank the Garden Club who continues to beautify the Resort, even when they have no volunteers! And especially Shrly Hrtzg, who continues to come out no matter what!!
Thanks to the maintenance department, the office girls, and the security team for their diligence, reliability, and their wonderful attitudes! I would also like to thank Toneesha at Stmbg Ixx, Inc. for all of her hard work throughout the year to ensure the audit goes well. Thanks to the Board for continually pushing forward with a smile.
And thanks so much to our sound engineers, Bb Trmb and Bb St aib, for their dedication to making the meetings be heard and allowing for Board members off site to attend.
