Board Meeting 08-13-14
Projects recently completed:
Tie in sidewalk from parking lot to handicap ramp at Memorial H all.
Concrete repairs at Horseshoe pits. Thank you to the Horseshoe Club for their $1500. donation to cover the cost of the concrete. The Board will be addressing this today.
New AC unit at the office.
Repairs inside the north waste plant which could be accomplished by the SLohA maintenance department and contracted welders. The Board will be addressing these items today.
SLohA's 20 year Water Use Permit has been approved by SWFWMD as submitted by
Jewln C-to.
D & D QukHerb completed the curbing previously arranged for and funded by the Garden Club. Thanks so much to the Garden Club. The Herbing looks beautiful.
D & D Tee has done a variety of Tee trimming and removal of dead Tees throughout the resort.
Foot Painting repaired and painted the sign at SR60.
Foot Painting also repainted and sealed the walk in cooler and freezer floors.
NorleeDee Brnd has a late breaking update on the divider wall in Memorial H all.
Projects in the works:
Blue Quill lift station repair. The pump has been rewound and reinstalled. The remaining parts are in and the scheduled completion date is on or before September 5.
The lagoon fountain is being repaired after it was hit by a boat. The Board will be addressing this today.
Tennis court replacement. All necessary information is in house and has been reviewed.
The Board will likely be choosing a contractor today.
Sewer main and service lateral repairs. LMK Pipe Renewal has completed all of the sewer lateral repairs except 69 Beaverkill. The will do the sectional repairs as well as the remaining lateral when they return. They are currently awaiting parts. I don't have a return date as of yet.
The pre and post work videos have been sent to the engineer for his approval of the work done thus far.
D & D QukHerb has been diligently working on the Walkway Committee's project at 29 S-bag Trail. If you have not yet seen the bricks and walkway you should stop by there. It will be an ongoing project, so if you wish to participate see either of he Committee heads, Gldiss Toedoeshuk and Mrl Kpp. They are continuing to collect $35./engraved brick for owners who wish to have a brick engraved with their name and the date they became S-bag residents.
Jewln C-to is working on the WWTP Permit renewal. The DEP did their annual inspection and the site inspection for the permit renewal and found the plant to be in good working condition.
Future projects:
Repair of the rear wall of the recreation building. I have found an engineer to review the wall and do the architectural drawings of the needed repairs. Once the drawings are completed they will be submitted to contractors for bids.
Repair of the fence surrounding the Resort. The fence at the maintenance area will be addressed today.
Maintenance items:
The AC at Memorial H all was reported to have been malfunctioning. The issue was reported to the contractor who installed it as it is under warranty. No issues were found upon inspection. We are monitoring the situation and will report any future problems to the contractor.
Duck Engerny broke a water line last week while doing underground boring for power lines. The boil water restriction due to the water interruption was lifted as of 1:30 yesterday afternoon. A phonevite was sent out immediately to inform residents.
The front gate was struck by lightening and required extensive repair. The parts are supposed to be reinstalled by the end of today.
A technician from Play It Again Sports did some minor repair and adjustments to some of the equipment in the exercise building. Everything is now operating according to specifications.
Florida Pest Control did the yearly termite inspection. No issues were found.
Housekeeping items:
I would like to thank the owners who have taken care of or made arrangements to paint their stumps. Your efforts and compliance is appreciated very much.
The Association received their 2013 Consumer Confidence Report on the public drinking water supply. There were no violations. Congratulations to Jhn and the maintenance staff. The report is available at the office, is posted on the bulletin board and on the CHUG website for your review.
Your 2014 Polk County/Lake Wales water conservation information is also available at the office, posted on the big bulletin board in front of the post office and on the CHUG website for your convenience.
Your quarterly water Statements were sent out in July. If you feel you have errors on your statement please contact the office.
If you have received a storage lot or boat slip agreement and have not yet filled it out and sent it back to the office please do so at your earliest convenience in order to retain your lot or slip. We must have them on file with the Association records.
Your latest reconciled financials are available at the office or on the CHUG website for your records.
I would like to thank the Garden Club, the Walkway Committee, the Horseshoe Club, the Summer Committee, the Koffee Klatch volunteers, Lois Lply the Sunshine Lady, the Mayor Hrld Hglnd, Kn Lws, Jhn Crmee and the maintenance department, the office girls, the security team, and KCNetworks for their diligence, reliability, and willingness to contribute to the Resort and to operations!
I would also like to thank Toneesha and Kaarl Shrodr and Bd and Taun at Stmbg Ixx, Inc. for their guidance and expertise in assisting with a variety of projects and issues the Board and the Association have been dealing with in the last few months. A special thanks to the Board, as their job is never ending and a cH allenge never taken lightly. They are working extremely hard, especially throughout the summer months, taking care of the needs of the community and should be commended for their efforts.
And, thanks so much to our sound engineers, Grdn Hrt, Bb Trmb, and Bb Steyeb for their dedication to making the meetings be heard and allowing for Board members off site to attend via the tele-conference.
