Our new extended Pool/Spa hours means, more Propane will be used to heat the pool water. Plus the pool insulation cover will not be utilized as much. SLR's Pool Cost will have a large increase. How many outdoor Pools/Spas in Polk County open at 6:30 am.? Just One!

Pleased to report that there is no more paper recycle dumpster anymore, the manager decided that we don't need it.
The area looks better, much better......well until you get to where the mountain of concrete chunks have been for the last 5 months.

The 4000 plus dollars the manager wasted on registered mail for stump painting could have been better used to hire a contractor w/loader and dump truck to clean up all this mess. There is no way things should be left like this for more than a week.
The other option is to rent a construction dumpster and have it taken away when full. This way, you don't have to handle the pile numerous times. Each time you move the pile it costs more money, manager doesn't know anything about anything when it comes to managing and the aspects of the duties that it entails.
Since manager is on vacation now, it would be a good time to send her a registered letter saying "consider your vacation your 2 week notice of termination for "cause". Well, that is if the bod had any balls and weren't afraid of that woman.

Classy grounds management technique. Looks like one new pile of crap every few months.
More complaints to Polk Code Enforcement and possibly SWFMD and EPA in the future? What will it take for the Mange to do her job? Does IT even know that littering open common property with shards of concrete is a premises risk and it is her job to keep these areas free of hazardous debris?
THIS is professional management we are paying for?!

The pile of rubble around the tree and tennis court is in a flood ares. It needs a silt fence surrounding the rubble site. As it is at the present SLohA is subject to a citation. EPA would not approve this abuse. I just do not understand what our Elected Leaders are doing, can they not see these dump sites? PS. I was at the Post Office today. The P.O. has many resident visitors at their PO Box every day, but the Post Office Bldg. and side walks look like crap. The brown wood trim and gutters at the PO need painting, peeling paint every ware, need a light over the PO SLR's Official Bulletin, the side walks around the Bldg. are to narrow, 2 people can not pass on the present narrow side walks. Plus the shrubs are to close to the bldg. Note BOARD: paint and repair all chain link fences and spend the savings in some needed POST OFFICE improvements. Enough with all of the Kuik-Curbs, landscape planting, watering systems. The sprinklers are on full blast watering the "Bricks at the illegal Gazebo. That is the Right of Way Lot on the Trail.. No Structures of any kind allowed on said Lot. Plus the Goofy Looking JC Special Fence is 18 inches into the SLR Trail right of way. Any one else in SLR that erected a Fence 18 inches into the Roads right of way, I bet you would receive a violation letter, the next day. That Goofy JC Fence is a "Safety Hazard", do our leaders notice any safety issues, hell no... But if your Stump is the wrong shade of brown, you will be notified. Why is that? Just give it some thought... Yes you got it right.
Sorry I got off topic. I guess I am Not a Happy Camper, when it has any thing to do with SLR's BODs and Management Company. Something is just wrong, that is my Gut Feeling. OK, I feel better now..

The one that is the subject of this post is 27 SBT (Parcel Details: 28-30-01-939010-003100) and was purchased for $24,200. In 2009, two lots on SBT were freely given back "in trust" to S-bag by Polk County for the sole purpose of maintaining access to drainage infrastructure. These conveyances followed a difficult period in S-bag's history following the disastrous flooding of the chain of lakes, causing damage, destruction and necessitating relocation of many residents. The fix for the underlying problem causing the flooding was discovered and implemented at great cost; owners still pay $25/Q in assessments for an SBA loan taken to finance the construction for drainage. The engineers required the utilization of 2 lots on S-bag Trail to provide for drainage infrastructure. In 2009 following completion of construction, the Polk County Transportation Engineering Division deeded these lots to SLR as drainage easements with the deed restriction: The drainage easement is intended to promote community interest and welfare. In the event there are flooding conditions in the future, the property--which now has a gazebo, benches, paver bricks, pvc fence and chain and underground sprinklers-will have to have all these structures removed and disposed of before county's drainage easement can be accessed. This process could delay implementing the purpose for which these lots are dedicated and possibly interfere with timely and efficient repairs and maintenance. I can hear the screech from 499 "but it's not a dwelling structure". Will this be IT's excuse when Polk County exercises its right to take back the property, after requiring SLR to remove the structures installed on the easement? (It is my guess that this "mamager" had no idea about the existence of the deed-restricted lots and never consulted with an informed Board or Polk County before encroaching on the lot with building materials. Perhaps my assumption is wrong and IT was aware of the use restriction and has an amended deed in her desk drawer.) S-bag has violated the restrictive covenant that it agreed to when Polk County conveyed the lot in 2009. The Polk County easements are there for the protection and welfare of the community and should not have been altered for the benefit of a few special interests. As has become the standard, owners must seek assistance-not from our elected representatives- but from agents outside of S-bag.
