Manager's Corner 10-01-14
As we roll into Fall, I would like to welcome back those who have returned, and wish safe travel to all of you who are planning your treks to S-bag, and we will miss those who cannot get here for one reason or another.
Several items were addressed and completed since the spring. The divider wall in the Memorial H all is completed as was initially contracted with R.I.G. This will allow for 2 meeting rooms in the main portion of the building to be used simultaneously with virtually no sound interruption for the clubs/residents. We appreciate your patience in getting the corrected wall installed as it took way too long for the issue to be rectified.
The tennis courts became a much larger project than originally anticipated, as you all know. The problems with the mushrooms became too much to manage on a sm all scale, and has now become a full replacement project, after extensive testing, review, and reporting from Ardaman and Associates (geo-technical engineers). Varsity Courts is the contractor chosen to complete the new courts and fencing surrounding them. The projected completion date is December 15, 2014, assuming all goes well with the weather and pavement cure time for painting.
All of the four drain boxes on the lake shore have been rebuilt by D & D QukHerb.
They also replaced the damaged asphalt curbing at the corner of Beaverkill and Wdrf Way. The Walkway Committee also enlisted the services of D & D QukHerb to take care of the engraving and installation of the additional brick pavers for the walkway at 29 S-bag Trail (gazebo area), approved by the Board as per the request by the Walkway Committee. The project is fully funded by the Committee and contributing owners and clubs. It looks fabulous and serves to inform and beautify for the enjoyment of the residents. It is an ongoing project, so if you would like to participate and purchase a brick for you, your family, or for a club, see a Committee member for details.
The Garden Club also kept D & D QukHerb very busy this summer as they fully funded the installation of the approved decorative curbing in the areas surrounding Memorial H all. Thanks so much to the Garden Club for their generosity, and continued diligence in beautifying the Resort!
The Sign Committee tabled the replacement of the Resort sign at SR60 as many of the Committee members were leaving for the summer, and other items became more important as far as budgeting was concerned. At the Board's request, we contracted Foot Painting to repair and paint the existing sign. They did a very nice job.
Foot Painting also painted and sealed the floor in the walk in cooler and freezer, as well as the walls in the restrooms in the recreation building.
LMK Pipe Renewal completed the projected repairs to the sewer service laterals and the main sectionals. They were timely in their repairs and did so with as little disruption in the community as possible. According to the oversight engineer and the maintenance department, they did a great job.
Maintenance also did some needed repairs at the sewer plant to ensure proper operation and to remain in compliance with DEP regulations.
The replacement of the fence surrounding the maintenance area has also been contracted but not yet scheduled.
Ellison RBM leveled the lawn area at the beach house and replaced the sod.
Stwd Elctc replaced the Blue Quill lift station electrical box as it was malfunctioning and in need of upgrading to operate the station properly.
Stwd also replaced 2 AC units which were no longer repairable (the recreation building 5 ton unit, and the office 4.5 ton unit). Both were replaced with 5 ton units.
Someone hit the lagoon fountain with a boat and did some damage to the housing and wiring. Once the fountain was removed, it was found that, over time, most of the wiring and electronics was in need of replacement as well. The Board approved Stwd Elctc do all of the repairs and the reinstallation. At the time of this printing, they were still awaiting one part.
D & D Tree Service did some trimming and tree removal throughout the resort.
The roof at the maintenance storage shed was leaking and was repaired by JCW Services.
Maintenance has raised and replaced a number of individual water meters, and are in the process of addressing at least 30 more proving to be an issue. They will repair the areas affected all at the same time. We ask for your patience as we complete the necessary steps.
Additional aluminum ladders were installed at the dock. Please make yourselves aware of the all safety features in place as you enjoy the dock for fishing, boating, walking, or sitting.
Maintenance did a concrete repair in the area behind the pool storage building. The ground below the old sediment tank from the old pool vac pac began to give way under the chlorine tank. They moved the chlorine tank, removed the sediment tank, repaired the area with limerock, and poured new concrete to complete it. The chlorine tank was moved back to its original position once the repair was completed. They also poured the tie in sidewalk from the walkway behind Memorial H all to the pool gate on the tennis court side. They did a marvelous job on both areas.
They also waxed the floor in Memorial H all and did a great job! They will be waxing the floor in the clubhouse beginning Monday, October 6 after Koffee Klatch. The clubhouse will be closed through Saturday, October 11 and will reopen for church on October 12. Please make your arrangements for activities accordingly.
Jhn and crew also did two greenway repairs, next to the tennis courts leading out to Silversides, and between Wdrf Way and Beaverkill.
The rear wall of the recreation building is on hold as we have had an issue with the engineer we thought would do the drawings required for the repair, as well as finding contractors who will bid the job. Will update as soon as we are able to move forward with this project.
The Horseshoe Club requested that the concrete pads in the horseshoe pits be replaced and donated $1500. to pay for the concrete. Thanks to the Horseshoe Club!
While pouring the concrete at the horseshoe pit, at the Board's request, maintenance also poured the tie in sidewalk from the parking lot at Memorial H all to the handicap entrance ramp in front of the building for easier access.
The front gate was struck by lightning and required extensive repair and a great deal of time in waiting for parts. I want to thank everyone for their patience as we addressed the issues as quickly as possible.
A Duck Engerny subcontractor caused a water leak on S-bag Trail while directional boring for new power lines. The costs incurred by the Association due to the leak ($654.84) have been recovered and applied to those line items in the budget that were affected.
Duck Engerny, through the provisions of an obscure state statute, requested SLohA to remit deposits on all current accounts (stating we needed to prove that the Association had deposits with Progress Energy), aside from the new account established at Memorial H all, for a total of $13, 400. Since the accounts were established in the 1970's and there were no financial records from that era as they are only required to be kept for 7 years, we could not produce such proof. They gave an option of remitting all funds up front or acquiring a surety bond and remitting a monthly payment from the total of the bond amount. The Board chose the surety bond with a minimal monthly payment so as not to greatly affect the operating budget. SLohA covered the amount initially until the bond was remitted to Duck Engerny. Duke then reimbursed SLohA for the full amount of $13,400. So, if you noticed the negative figures on the electricity line item of the financials that is the origin of the figures in brackets (negative). Your August financials will show the adjustment when they come out.
A group of owners petitioned the Board for earlier opening at the pool and spa. As lighting was an issue at dawn/sunrise, the Board decided to set the opening hour at 6:30 a.m. and set policy for the lights to be turned on at 6:30 a.m. and for them to automatically shut off at 7:30 a.m. So, your new pool hours are 6:30 a.m. to 9:00 p.m. Enjoy 0.
Excel Engineering prepared and submitted the SLohA SWFWMD Water Use Permit renewal application and it has been renewed through 2034. They also prepared and submitted the 2013 SWFWMD Water Report, and are in the process of renewing the DEP WWTP Permit.
In April, the Board honored all of the volunteers of SLR by offering free coffee and donuts at Koffee Klatch! I would I also like to thank all of you who volunteer your time, your dollars, and your hearts in and around your lovely community!
I also want to thank all who complied with the stump care letters sent out this summer, and all of you who have made arrangements to care for them upon your arrival this fall. The Board, the Management, and the Association appreciates all who take pride in the care of their lots.

Maintenance has read the water meters for the close of this quarter. Your water statements will be available at the end of the second week of October.
Just a couple of reminders...your curbside recycle day is Wednesday. We hope to have a paper recycle bin back in the Resort very soon. The previous company has been bought out and the new company is doing some maintenance and painting the bins to reflect the change. Also, your quarterly assessment was due on October 1. If you have not yet made your payment please do so at your earliest convenience to avoid late charges.
For the safety of all residents and pets, please walk facing the traffic, while walking at night use a flashlight, make sure your bike lights are operational, and reflective clothing is recommended. Keep your pets leashed while walking on common property areas, except where authorized to be off the leash in the dog run area.
I would like to thank The Board, Stmbg Ixx's upper management, the sound engineers, and the maintenance, office, and security staffs for all of their hard work throughout the summer. SLohA and all of its residents are very fortunate to have all of these fine people working on their behalf.
