Manager's Report
Board Meeting 10-22-14
Projects recently completed:
SLohA's 5 year Waste Water Treatment Plant Permit request has been approved by the DEP as submitted by Jewln C-to and the Permit has been issued.
Blue Qu ill lift station electrical box upgrade and pump repair is completed. D & D Tree has done a variety of tree trimming throughout the Resort .
LMK Pipe Renewal completed the repairs to the sewer service laterals and the mains. Fence at the maintenance area repair is done.
The clubhouse floor was waxed.
Front gate repair was completedin early September.
JCW Services completed repairs and painting at the beach house. Foot Painting painted and sealed the floor in the exercise building.

Tennis court replacement (a brief overview):
Work on the project began on Sept. 2. They removed the fencing and posts, stored the fencing tobe used again on court 3 and discarded the fencing from courts 1 & 2. It will be replaced as a partof the contract.
They then began breaking up the pavement for removal. The "ground breaking" was held on Sept. 19, though they actually broke ground the week before.
Over the past few weeks, they have removed the old pavement, limerock, and fill dirt per the engineer's instructions. The fungicide powder was applied to the area to prevent mushroom growth, and fill dirt was brought in section by section for each court.
Ardaman and Associates took a sample of the fill dirt and ran the density test. The fill was cleanand passed the density test.
They then began grading the fill and completed that in a timely fashion. Maintenance set up therequired temporary irrigation equipment to water for compaction of the fill. We watered for 8 hrstwo days in a row per instructions. Ardaman then took core samples from courts 1 & 2 forcompaction testing.All samplespassed inspection.
They i nstructed us to continue to water the court areas for 4 hours per day until they returned to apply the filter fabric. They then laid the filter fabric for additional protection against mushroom growth, applied another layer of fungicide, and beganbringing in and grading limerockand shoo ting gr ades for paving on cou rts 1 & 2. Ardaman will take a sample of limerock and testfor depth and compaction from courts l & 2 and theysampled the compaction ofthe fill dirt on court 3 which passed inspection. Court 3 will get a layer of filter fabric and fungicide.They will then bring in the limerock and begin grading. That's where we are today.
The lagoon fountainhas been repaired. The reinstallation began yesterday, and will be completedtoday.
Fut ure projects:
Repair of the rear wall of therecreation build ing.I ha vefoundan engineerto review the wall and do the architectural drawings of the needed repairs. Once the drawings are completed they will be submitted to contractors for bids.
Repair of the fence s urround ingthe Resort.
Maintenance items:
A new flow meter was installed in one of the well pumps. The old one had damage which appeared to be from a lightning strike.
Mowing, edging (including edging of the roads), weed eating, and mulc hingcontinues throughout the resort.
JCW Services has painted, replaced, and reinstalled guideposts and "NO WAKE" signs at the boat ramp and in the lagoon as well as cleaning and removing algae and weeds from the ramp and boat dock area. The adapter for the electronic board on the Schwinn recumbent bike has been ordered. It should be here in about 3 weeks.
The door closures on the front doors at Memorial H all have been repaired.
Housekeeping items:
I would like to thank the owners who have taken care of or made arrangements to paint their stumps. Your efforts and compliance is appreciated very much.
Your water statements were distributed last week. Thanks very much to the Women's Club for their helpwith the onsite deliveries! We believe we have successfully resolved all of the reading and inputtingerrors as well as addressed some software errors with the company who produces the figures for printingthe statements. A special thanks to Grdn Hrt for his time spent on a massive amount of dataentry to assist Johnand Bth in correcting data back as far as 2012 due to the software issues found, andin preparing the most recent water statements. If youstill feel you have issues with your statement pleasebring it to the office for review.
Duck Engerny refunded the costs incurred by the Association due to the water line break due to theirdirectional boring error. The total was $654.84.
If youhave received a storage lot or boat slipagreement and have not yet fil led it out and sent it back tothe office please do so at your earliest convenience in order to retain your lot or slip. We must have themon file with the Association records.
Your latest reconciled financials are available at the office or on the CHUG website for your records.
I would like to thank the Garden Club,Jhn Crmee and the maintenance department, the office staff,the security team, and KCNetworks for their diligence, reliability, and willingness to contributeto theResort and to operations! The many compliments I hear as residents begin to return shows how muchyour hard work is noticed and appreciated.
I would also like to thank Peet and Rose Thompson for donating a mature Queen palm to the resort, which was placed at the dog run. Thanks so much for your generosity!
I would also like to thank Toneesha and Kaarl Shrodr and Bd and Taun at Stmbg Ixx, Inc. for takingover the day to day operations while I was away. A special thanks to the Board for their undying patienceas they continue to deal with difficult issues, along with taking care of the necessary needs of theCorporation. And, thanks so much to our sound engineers, Grdn Hrt, Bb Tro mbley, and Bobstab for their dedication to making the meetings be heard and allowing for Board members off site toattend via the tele-conference. It is always my pleasure to work with all of you!
In closing, I would like to remember a valued employee and a wonderful friend, Bobby Elkins, of
5 Queen of Waters. Bobby passed away earlierthis month. He served on the SLohA Security staff for many years. He was always helpful in suggesting improvements in procedures, diligent in all areas of his work, a wonderful family man, very active in his church,and an absolute pleasure to be around. Never did he complain about difficulties. He always delighted in how he could help to make things better. Bobby was a winner in all areas of his life and he will be missed very much by all who knew him.
