Manager's Report
Board Meeting 11-19-14
Projects recently com pleted:
The lagoon fountain was repaired and reinstalled.
One of the front office computers was replaced.
Projects in the works:
Tennis court replacement -- all testing done for compaction and density passed, paving is completed, fencing for court 3 is ordered, and a review of gate placement will take place with the contractor this week.
D & D Tree is trimming and removing dead trees.
The “point of entry" flow meter at the water plant will be replaced. The Board will be addressing this today.
Fut ure projects:
Repair of the rear wall of the recreation building. We have an engineer who will be reviewing the wall this week.
Maintenance items:
The adapter for the electronic board on the Schwinn recumbent bike has been replaced.
The divider wall in the Memorial H all has been repaired.
Edging the roads and sweeping the roads and parking lots is done.
Mulching has also been completed.
TT has requested that the Association please post the Company's guidelines for lawn waste trash haul and their direct phone number for individually contracted pickups for large amounts of lawn waste. We have posted their guidelines both on the property, on the CHUG website, and they are available in the office for your reference. They will pick up 2 buckets, that is 8 yds at a time, properly cut to size or bagged as requested. Should you choose to contract a large haul with them directly they may be reached at 863-875-7830.
Housekeeping items:
I would like to thank the owners who have taken care of or made arrangements to paint their stumps. Your efforts and compliance is appreciated very much . Thanks also to Clarence Tweedy as he is hard at
work , once again, painting stumps for the Garden Club. I have also noted many have pressure cleaned as a part of your fall cleanup. Anyone who has not yet pressure cleaned your homes and driveways please do so at your earliest convenience.
And thanks, as always, to the Garden Club volunteers for their continuous hard
Work in the upkeep of all of the gardens throughout the Resort.
Your latest reconciled financials are available at the office or on the CHUG website for your records.
Thanks so much to Jhn Crmee and the maintenance department and JCW Services for their hard work and dedication to preparing the Resort for the season and all it's festivities, the office staff, the security team, and KCNetworks for their diligence, reliability, and willingness to contribute to the Resort and to operations! I would also like to thank the C.A.P. program for their eyes and ears on their daily patrols. Their work with the Polk County Sheriff's Department on behalf of the Resort is invaluable!
And, thanks so much to our sound engineers, Grdn Hrt, Bb Tro mbley, and Bb St aib for their dedication in making the meetings be heard and allowing for the Board members off site to attend via the tele-conference. It is always my pleasure to work with all of you!
