Manager's Report
Board Meeting 12-17-14
Projects recently completed:
The front porch, ramps, and walkways at the front office were repainted.
The acoustic tiles were installed in Memorial H all. Thanks to NorleeDee Brnd who did the leg work on measuring, ordering, and placement of the tiles, and to maintenance for the installation. They did a nice job.
Projects in the works:
Tennis court replacement -- Fence posts are painted, fencing and gates installed. Waiting for the courts to be painted and nets to be installed. I do not yet have a date on that as the weather has been less than cooperative on the cure time for the pavement.
Fut ure projects:
Repair of the rear wall of the recreation building. The engineer reviewed the wall and took pictures. He is working on the drawings which will be submitted to the Board and contractors.
Maintenance items:
The Association received reimbursement from R.I G. Construction for repairs made to the door closures at Memorial H all in the amount of $110.
TT came in on a Saturday and picked up all of the lawn waste in the Resort at once. If anyone has any issues with pickups please notify the SLohA office at 863-696-2407.
The security van had 3 items fixed under warranty.
A leaking air handler in the clubhouse kitchen was due to the pee trap being removed from the outside of the building causing the condensation, which is normally expelled through the pee trap, to back up in the system. It was also found that 4 other pee traps at the clubhouse were removed. They have been replaced and we are taking steps to enclose and lock the area in order to prevent any future problems.
Also, if you are the one lifting soap or sanitizer from the dispensers in the common building rest rooms you are causing the housing department extra work during their daily rounds and the Association more money in housekeeping inventory. You're not helping.
The individual water meters will be read at the end of the month, the information will be compiled, the statements prepared and distributed in the first 2 weeks of January. Thanks to the Women's Club for their help in the distribution of the water statements to on site residents. The Association benefits greatly from the savings in poSt age.
Housekeeping items:
I would like to thank the owners who have taken care of or made arrangements to paint their stumps. Your efforts and compliance is appreciated very much. Thanks also to Clarence Tweedy as he is hard at work , once again, painting stumps for the Garden Club. I have also noted many have pressure cleaned as a part of your fall cleanup. Anyone who has not yet pressure cleaned your homes and driveways please do so at your earliest convenience.
The office and Security personnel have requested the following information be distributed Resort wide as we have many new owners and first time residents who may not know the front gate entrance policies of the Association.
Front gate access to the Resort is allowed by a bar code reader gate card purchased at the SLohA office. If you do not have a gate card you will need to sign in at the front desk of the SLohA office and be an authorized guest of an owner or renter in order to gain entrance. If you are an owner and expecting guests, contractors, deliveries, etc. please call the office with a date and approximate time you are expecting them so that office personnel can put them on the list for that day. We may be reached at 863-696-2407. If the office is closed Security is on duty and will field your call at the office or on the security cell phone at 863-604-4321. If you have family members or guests who you consider "welcomed any time" please put them on your "any time" list which is also kept in the office. In order to ensure the safety of the residents it is necessary to abide by the current policies and procedures. Also, it is not the policy of the Association to issue gate cards to contractors. All contractors must sign in at the front desk with authorization of the owner contracting the project and will continue to be allowed entrance for that particular project that day.
If you are expecting renters on your property please let them know they need to sign in at the office so that a renters card can be filled out and a renters packet given to them. Please also forward a copy of the consent form giving them permission to stay on your property to the office prior to their arrival. Thank you for your cooperation.
Thanks to the C.A.P. patrol for your constant attention to the safety of the S-bag residents and their belongings!
And thanks, as always, to the Garden Club volunteers for their continuous hard
work in the upkeep of all of the beautiful gardens throughout the Resort.
Your latest reconciled financials are available at the office or on the CHUG website for your records.
Thank you to the staff for your hard work and special efforts in the last month. You continually receive compliments from the residents on the Resort and operations. Your diligence is noted and hard work is appreciated very much!
Thanks to Kn Lws and Bb St aib for all of the work you do in updating the Board communications on the CHUG website! We appreciate you very much!
Thanks so much to our sound engineers, Grdn Hrt, Bb Tro mbley, and Bobstab for their dedication in making the meetings be heard . It is always my pleasure to work with all of you!
Thanks so much to the Board. You are all a wonderful asset to this
community!
Respectfully,
Melonknee Kreeow (LCAM) for SLohA
