Board Meeting 09-11-2013
Projects recently completed:
FP painted the recreation building floor.
They also painted the restroom floors in the exercise building.
Clubhouse lift station repairs.
The dock, including the dry stand pipe and retaining wall. Congratulations to the Board, PB and the dock committee, and the Association. That was a huge accomplishment!
JCW Services pressure cleaned, painted, and did some repairs at the Horseshoe pits and maintenance pet down new mulch. They did a nice job.
New bulletin boards have been installed at the tennis courts.
Projects in the works:
The clubhouse #6 AC unit and #7 air handler are being replaced. They should conclude the installation today. The air handlers are in a particularly problematic place to work. The location is in the attic accessed through the men's restroom.
The clubhouse and kitchen floors are scheduled to be stripped and waxed beginning Monday, September 16 after Koffee Klatch. The clubhouse will be closed through Saturday, September 21 and will reopen for church on Sunday, September 22.
N S will be repairing some areas of concern on the tennis courts.
The chain link fence surrounding the tennis courts is also being scheduled for repairs.
Sewer line and sewer service lateral repairs. The main camera work has been analyzed and narrowed down to service lines with which will also need to be cameraed to pinpoint where to dig in the problem areas. This camera work will not require a water interruption.
The improvement at 29 S-bag Trail, including a brick paver walkway and patio, a gazebo and benches donated by the Garden Club, and a minor amount of landscaping also provided by the Garden Club. As always, a big thank you to the Garden Club for their generosity and dedication to the beautification of the Resort.
Maintenance generator replacement. We are still awaiting comparison information on diesel vs propane.
The flood plain remapping application and related materials has been sent to FEMA Region IV. The requests take 30-60 days to process. As soon as I hear of their decision I will pass the word along.
The annex -- D has the update on that.
Future projects:
Storm drain box repairs. They will be scheduled as soon as the lake level has receded to a point where it is safe to do the work.
Replacing the SLR sign at SR 60. The Board is still accepting suggestions from owners.
Maintenance items:
The front gate was out of order for 2 days. It needed a part for the computer. It was fixed as of 4:00 p.m. yesterday.
Maintenance is pressure cleaning, mowing, edging, weed eating, cleaning.
Housekeeping items:
On behalf of the Board and the Association, I would like to thank BD of 109 S-bag Trail for his generous donation to the Resort, including 3 live oak trees the Association is required to plant in the islands in the parking area at the new annex, and two magnolia trees to be placed near the new annex building in memory of M S.
Thanks also to our sound engineers and tele-conference people. We appreciate your time and your hard work.
A big thank you to the entire SLohA staff. The summer has been long and sometimes grueling, much of the time working short staffed in both maintenance and security. We appreciate your diligence, hard work, and the cheerful attitudes with which you apply yourselves.
Thanks as always to the Board, without whom nothing would be accomplished. The owners should be especially proud of the dedicated members who freely give of their time, their patience, and their attention to all things S-bag!
Maintenance will be reading the water meters at the end of the month. Your water statements will follow around the 2nd week of October.
Your latest reconciled financials and the Audit year ending March 31, 2013 are available at the office for your records.
“Firewise" surveys are also available at the office for your information. The Forestry Service will be at Koffee Klatch October 28 presenting information on wild fires and improving your chances of survival should a wildfire threaten you, your home, or your property.
