The county appraiser documented 36 transactions in S-bag; however, one must look at the transactions in detail to determine the actual sales activity. Many of the transactions are quitclaim deeds between husband wife, probate "personal representative deeds", parcels placed in trust etc. A look at the Sales Descriptions reveal that 22 of the 36 transactions were "true" sales; the remainder fall into another category of some kind of administrative records transaction perhaps associated with the need to "clean up" titles for revitalization. Of the actual "true" sales, the breakdown of time of purchase is: Oct 2014 0 Nov 2014 3 Dec 2014 6 Jan 2015 7 Feb 2015 5 Mar 2015 1
Of the 22 sales, 9 had Canadian addresses but only 5 of them were "virgin" owners i.e. they had not previously purchased a parcel in S-bag.
Of the 22 sales, 18 were homes and 4 were lots. Of the lot sales, 3 out of the 4 were "virgin" buyers.
Average house selling price was $45,450; 1 house sold for $86K and this was not included in the average (considered an outlier), 3 homes sold in the 50's, 1 home in the 40's, 3 houses in the 30's, 6 homes in the 20's 4 homes in the 10's
The lots' sales prices were $9,000, $23,100, $18,500 and $20,000)

Amazing, 10 homes sold for under $30,000, plus you can live in them. We ought to purchase one of those good deals, for when family & friends visit us..
