SLohA Board of Directors Meeting
Wednesday, October 20, 2010
Vice- President, Kn Lws called the meeting to order at 9:00 am. in the clubhouse.
Chuk Sealie gave the invocation which was followed by the Pledge of Allegiance.
Roll Call: Dick Clerk, Bb Dealbolt, Judie Far, Kn Lws, and Bill Reerookuh were present. Bb Bear, Lindie Keel, and Rob Kitey were absent.
Stmbug Ixx, Inc. - Bd Stmbug Ixx & Melonknee Kreeow were also present.
Minutes from April 2010 Board of Directors meeting accepted as presented.
Agenda for the meeting was accepted as presented.
Kn Lws moved to accept the Board President's appointment of Ed Clerk to fill the vacancy on the Board of Directors until the next election. All present voted in favor. Motion passed. Ed Clerk was seated.
Manager's Report:
Bd Stmbug Ixx gave a report on all pool repairs and the costs. This report is posted in SLR and on the SLR website. Bd also indicated that he will meet with board members to finalize the Reserve Study he has prepared for SLohA.
Melonknee Kreeow gave a report on projects in SLR both underway and completed. This report is posted in SLR and on the SLR website. Melonknee advised that we now have a completed Maintenance Manual. Melonknee also reported that all maintenance projects are now logged into a schedule by priority. A log is also kept of all projects that have been completed.

Kn reminded that Owners/Board Members complaints should go to the Manager.
Kn reported on information regarding changing the status of the flood plain in SLR by FEMA. More information will be obtained.
After an onsite visit by an insurance inspector, Kn reported that SLohA has received information from our insurance company which mandates a variety of repairs. Many issues cited have already been completed. We have already received bids for consideration on most other items.
Secretary's Report: Judie Far
Correspondence from 5 owners was read. Correspondence from Brc FooDy regarding his resignation from the SLohA Board of Directors was read. Judie gave a report from the Communications Committee. An upcoming article in the Express will tell about the board and how it functions. Articles by other board members will be in the Express each month as a part of the board's communications plan. There is a new bulletin board at the office where SLohA information will be posted as well as on the bulletin board at the post office. All board members now receive a weekly management update throughout the year.

Dick reviewed the audit for the 6 month period ending last March 31st. Our fiscal year now begins on April 1st each year.
The current financial statements were also reviewed. Current financials are posted in SLR and on the SLR website.

Gnny Lwl will assist Bb with the elections. Gnny has completed a manual with instructions for election procedures. Bb reported that petitions for election will be available at the SLohA office as soon as the notice of election is posted.
Long Range Planning will begin when our Reserve Study is completed.

Bill made the following motions: Whereas a previously passed motion to approve an expense in the amount of $4,000.00 for a thermal pool blanket has expired, therefore, I move that SLohA purchase a thermal blanket from Recreonics, Inc. of Louisville, KY per quote #480276 with the cost not to exceed $4,000.00 and with funds for the purchase to be taken from operating budget. Judie Far seconded the motion. Discussion followed. All present voted in favor. Motion passed.
Whereas a reel is needed to store the thermal blanket for the pool, therefore, I move that SLohA purchase a reel for the thermal pool blanket from Recreonics, Inc. of Louisville, KY with the cost not to exceed $6,000.00 and with the funds for the purchase to be taken from the operating budget.

Hello Residents,
Welcome back to all of those who have returned in recent weeks! We hope you've all had a wonderful summer and are looking forward to warm weather, and S-bag Lake Resort living.
The management team has been actively addressing many issues throughout the resort. You may have already noticed some of the repairs that have been done and projects in the works.
The pool project is finished and the pool was re-opened on October, to everyone's delight! We are now in compliance with state regulations concerning the filtration system. The leak issue was also addressed and taken care of. The next related project will be replacement of the spa, which will be addressed in the near future. We have also ordered new umbrellas for the pool deck tables. They have arrived and will be installed before this issue hits the press.
We have applied for a revision of our permit for aquatic weed removal at the beach. It originally covered the lagoon area, however, we have no intention of removing weeds from anywhere other than the beach area, a 50 X 50 access corridor to the lake, in order to provide our owners with a safe place to swim should you choose to do so. That having been said, the Fish and Wildlife Commission will come in at some point this month, survey the area in question, and make their decision. Assuming our request will be granted, we have already arranged for proper weed removal through Aquatic Weed.
The door replacement project is moving toward completion. The doors in the storage locker behind the clubhouse, the rear door of the clubhouse, and 2 doors in the exercise building were replaced. The screen room and laundry room are currently under construction. The doors on the storage lockers on the north side of the building will be replaced as well as the windows in the restrooms. The laundry room is being painted along with some minor repair and renovation in both the screen room and laundry area.
Another very important issue is being addressed as I write this update. The mold removal in the exercise room and the annex has commenced. Upon completion (it is a 2 day process), the windows and doors in the annex will be replaced to prevent any further problems with leaks and mold. Anyone having questions about the process please call the office and ask for me (Melonknee). I'll be happy to address your questions.
The leak in the Church Club's storage locker has been repaired, and the door knob has been replaced. The club has been issued new keys.
In the early morning hours of September 16, we had a lengthy power surge in the resort. We cannot be sure how many units were affected, however, if you are noticing problems with appliances that may have been plugged in at the time, you can contact Progress Energy. A report was filed on September 17, 2010.
The maintenance department has taken care of our flush hydrant project required by Polk County to keep us in compliance with the chlorine residuals in the dead end areas. The affected paved areas will be repaired by the end of October.
In a related issue, we are requesting that the residents and owners be aware of the ongoing problem with cracked, broken, and missing drain cap covers for the sewage system. The damage is likely occurring during lawn maintenance. We are asking for your cooperation in this issue. Please let your lawn maintenance workers, or whomever is taking care of your lots, to be mindful of the covers, as this is an expense for the community which, in most cases, could be avoided.
The picnic tables and courtesy benches throughout the resort have gotten, a much needed, coat of paint/stain. They look beautiful.
We have also put pressure cleaning of the common areas on a monthly schedule, including the tennis courts, the bandstand, the porches and walkways at the clubhouse, the office, the shuffleboard court area, the horseshoe area, the pool deck, and any common walkways. All areas have been done in recent weeks to clean mold and debris left behind by summer storms and standing water.
Jhn noticed, while turning on the gas at the beach house, that the propane tank was leaking. Amerigas will replace the tank as soon as the gas runs out.
The cracked and water damaged ceiling tiles in the clubhouse meeting room have been replaced. The walls and the trim in the clubhouse entry way and meeting room are also in the process of being repainted. We have had to halt the project several times to address other issues. The sod to the south of the pool area has been replaced to repair the damage done during the pool project. You will also notice the drain line being installed to alleviate the problems with pooling water in low lying areas around the clubhouse and annex. In addition, they are installing larger irrigation lines in order to accommodate the proper water pressure required for our irrigation system surrounding the clubhouse, the annex, the screen room, the pool area and the post office.
The benches and the cement slabs at the shuffleboard courts have gotten a fresh coat of paint! The benches are now a solid green and the cement slabs have been painted "caution" yellow for better visibility. We also intend to affix the benches to the slabs. In the event a player or spectator loses their balance, they can steady themselves by taking hold of a bench.
In case of emergency, there are 3 call boxes on the property that will put you in touch with security. They are located at the office, the annex, and the clubhouse. The call box at the annex was found to be in disrepair and could not be fixed. We have ordered a replacement unit which should be installed by the week ending October 22.
A note from the bookkeeper...if you rent a storage lot, please pay your rent either every 6 months or yearly, depending on how you rent. The fee can be paid at the office or you can send it directly to the management company. Call the office for details.
In closing, I would like to send out a special "Thank You" to all of the people working so hard to make SLR a better place to live. Jhn Crummy and our entire maintenance department, Brian Park and Phil Hancox, the ladies of the Garden Club, including Mrl Kpp and Shirley Hertzog, our wonderful contractors who have worked on many projects, all of the lawn care workers and the owners working so hard to beautify their lots, and S u e Beagle, Bb Trmb and company for keeping us informed through the S-bag Express and the website.
