Managers' Report : Good morning
EESI has finished their work on the sewage plant. The final inspection was completed on Thursday and everything looks great. EESI was able to correct all issues we came across before the inspection. Both Jhn and I were pleased with their work, and all adjustments made during that time were done at EESI's cost. No change orders and no unexpected costs to the association.
Again a reminder, there will be a Board of Directors meeting Tuesday June 16th . Some issues that will be addressed are the blue quill lift station, Gate Valves throughout the community that have been planned for repair, appointment of a Board member to fill the vacancy on the Board, and replacement of the Aerostar van for maintenance.
Dennis from Varsity courts is supposed to be getting back to me today with the exact dates for the repairs schedulehe tennis courts.
As most of you are aware, the county passed the land usage for the towers last week. The Board has been advised with several options to assure this amenity is available while keeping the service in line with SLR CC&R's.
At this point I'd like to open the floor to questions.

Covenants gone Dec 2014 Covenants being revitalization Feb 2015 Covenant revitalization suspended March 2015 Covenants back again June 2015!
Prediction: They're gonna go away again when the green sheets come back!
I think this board has no idea what it is doing. What do you think?

Who is The Son Of A Bitch that placed that appeal into the county.I had my house and lot SOLD pending the approval of the county zoning,After the hearing learning the we to be c1 commercial zoning ,I called into commercial real estate sales to sell my property.To my surprise ,we had 3 lookers with the second one signing up pending approval in just 2 days.The cost of setting up in S-bag is so cheap.Hopefully,this appeal will be over in 2 weeks so I can get out of this place before the board wipes it out. One of the points brought up was the removal of the front gate as it is now public access

Guest, It maybe several years before the Legal Battle in S-bag is truly over, if you need to get mad, aim it in the direction of the 2 Main Players (D D & Bb S.) They are the 2 residents with KCNet Commercial Corporate Antennas on their property. D B. & Bb S. are also the main players who Filed the Land Use Application with Polk County. You know for the good of the community and residents, they know what is Best for Us. S-bag will never be the same because of their action taken with out the Members being involved in the process. The Lies & Deceitful Behavior by a few of our Leaders in SLR, is not going away any time soon. A lot of water still has to flow under the bridge, believe me. Our Community is going to change, by the Action of a Few in Power with money, some of the $$$$$ is SLRs Members Funds.
PS. Removal of the front gate is just one step into the Future. A hell of a lot more steps will follow some good and some not so good. S-bag now has 4 Lots that the land use has been modified. Plus 4 Common Areas that have been modified to allow 100 ft. Commercial Towers in SLR, one 100 ft. Tower will be located on the beach front property, next to the beach bath-house, and in front of the first lot with that gorgeous home, with the Lake View... I am sure that Property Owner is Happy as a Lark...

Well, you certainly are quick to act on an opportunity! As an aside, it is my understanding that the "pending" approval is not for a blanket "rezoning" but any parcel owner would have the same right as Mr. stab to request a modification for land use for commercial activity on their residential parcel. Because it has already been granted, the application would be considered "favorably" within the considerations of the specific business activity proposed. The distinction might be slight but that is my take on this from Erik Pet erson. I am requesting additional clarification from him and will update.
Also, I echo Dick Tracy's thoughts; it is not the person attempting to protect Owners' property rights (through appeal) who should be "blamed" in any way; it is the people who are seeking to usurp Owners' covenanted property rights who are responsible for setting the St age for situations such as yours. Hopefully, your potential buyer will not even need any variance for the business contemplated.
Out of curiosity, you said that the "cost was cheap to set up"; can you share what is the nature of the business venture desired by your potential buyer?

Any lot holder can apply for commercial use. The application takes around 7 days .It is automatic and goes thru without boards approval or in fact ,their knowledge.
In answer to your question,Two accountants have signed to purchase my property, pending this appeal.I met with the sales agent today and another property has sold pending this appeal/ same conditions as mine.They are setting up their office in S-bag And are counselors /sociologists who deal with troubled youth.They give evaluation reports to the courts from interviews.Mostly on probation bail hearings and drug rehabilitation programs. The interest is huge as the cost of setting up in here is cheap, with ownership and not leasing.She believes there could be over 100 businesses in here within 18 months.The parking problem alone in the streets is going to be a major problem.This community was never designed for this,but the people clapped for Bb stab,so hey,Im all for it
