Board Meeting 08-14-2013
Projects recently completed:
The water tank has been painted to remain in compliance with the related regulatory commissions.
The fence encompassing the clothesline area behind bath house 2 has been replaced.
SWFWMD, DxxxxFxxxxxx, and J C completed the leak detection in the water system. No leaks were found. However, we were able to assess some areas on common property which were not previously metered, put meters on those areas, and with a portable meter, we are now able to meter the flush hydrants when checking and adjusting chlorine residuals in the water system. Those figures are now being tallied and added into our water use. We are hoping the findings bring our “unaccounted for water" into the tolerable range in accordance with the SWFWMD water use permit. The Board would like to send a special “thank you" to J and the maintenance crew for their diligence in caring for the water system and repairs in recent years.
Projects in the works:
Exxxxxxx's assessment of the drainage issue between # 8 and # 10 Silversides has been completed and discussed with the County engineer. The concensus was that the owner at # 8 could alleviate the drainage issues with some modification to her downspouts, and the foliage and other debris in the drainage conveyance adjacent to and behind the unit on # 8. I am awaiting a written synopsis of the conference between A R, the County engineer, and K K at Exxxxxxx. As soon I receive written record of their conversation I will forward all reports concerning the matter to the owner at # 8 Silversides.
Brick pavers are on order and should be delivered in the next 2 weeks for the improvement at 29 S-bag Trail. Maintenance will be installing irrigation on the lot prior to the pavers being installed. The gazebo, ordered and paid for by the Garden Club, has been delivered. Once the installation of the pavers is done the gazebo will be installed and the grounds surrounding the walkway and the patio area will be improved with some foliage and either grass seed or sod.
The floor at the recreation building on the pool room and restroom side will be repainted with a heavy duty oil base paint which is more wear and tear resistant. That project is scheduled to begin Monday, August 19th. That area of the building will be closed through Friday, August 23rd.
Replacement of the generator at maintenance which runs all of the maintenance building, including the water plant, in the event of a power outage. The Board will be discussing that further today.
The clubhouse lift station and the sewer is still experiencing several issues. The lake level is again very high. The ground water is again pushing water and sand into areas of the sewer system which still have leaks. The sand is causing damage to the submersible pumps and other components in the sewer plant. Txxxxx Construction's camera crew is working diligently to detect the leaks while the water level is still high enough to reveal them. The Board will be addressing that today. A course of action to make repairs will follow review of the findings. Additionally, there is a large amount of inorganic materials making their way through the sewer system, some due to items being flushed which will not degrade in the system, which clog the mains and the submersible pumps, causing damage to the pumps, as well as a large amount of plastic edging which was once a part of the plastic lining used by Axxxxxxx In-Line to line those areas of the sewer system, now deteriorated enough to detach itself from the lining and become floating masses of plastic ribbon trying to move through the system and the pumps, again causing damage to the pumps and other components in the sewer plant. The camera crew assured us this is typical of the lining used to line pipes and that the lining itself is in tact and in good shape. A simple comparison would be the frayed tag sewn into the collar of a shirt. Over time it will deteriorate and eventually come loose. At this time, we have the lift station operating with a rented heavy duty exterior pump to ensure the waste moves freely through the system, and, should a clog occur in the force main, we are calling in the plumbers to snake out the main and remove the clogs. We are also removing the clumps of ribbon as we find it. The camera crew has found a lot of it and removed it as they work. If you see it on the side of the road DO NOT touch it. It will be removed by maintenance. We are working on a permanent solution to the clog and pump issues for any similar future problems.

Future projects:
Storm drain box repairs. They will be scheduled as soon as the lake level has receded to a point where it is safe and feasible to do the work.
Replace the SLR sign at SR 60. The Board is still accepting suggestions from owners concerning that project.
Maintenance items:
The urinals at bath house 2 and the recreation building have both been fixed.
JCW repaired a leak in the roof of the maintenance shed.
The summertime grounds keeping and building maintenance continues. Also, we appreciate the patience of the residents as we have been working shorthanded in the maintenance department all summer. The special work orders are prioritized according to safety, need, and want…in that order. If you have requested something and we can address it, it has been prioritized accordingly.
Just a reminder, please avoid flushing anything down your toilets which is not FULLY biodegradable.

Your re-issued 2013-2014 April financials, along with the May and June financials are available at the office for your records.
Also, if you have not yet picked up your hurricane preparedness information from the office it is available upon request.
I want to thank the Garden Club for their continued efforts on the grounds all summer, as well as for their generous donations to the Association in recent months.
I also want to thank all of the SLohA employees. This summer has been especially difficult both in maintenance and in security, as we have been short-handed in both areas for a variety of reasons. Thank you all for your hard work and diligence. You are appreciated.
