MANAGER'S REPORT
BOARD MEETING 07-10-2013
Projects recently completed:
Rodent exclusion in the clubhouse and recreation building. That included installation of vent stack covers, replacing soffit vents, installing metal flashing around roof vents, and sealing access holes and entry ways with wire mesh cloth.
Epoxy application refurbishing of the chlorine contact chamber at the waste plant.
Resealing of the QuakKirb on common property. Funds to cover the entire cost of $1030. were donated by the Garden Club! Thanks so much to the Garden Club for their continued generosity.
New card tables and folding chairs were purchased for the clubhouse and annex. The old chairs and tables are being stored in the storage garage and will be available for “sign out" for residents requiring additional seating at their homes for parties.
Projects in the works:
The dock…D has the update on that.
The annex and related site work…D has the update on that as well.
Future projects:
Water tank to be repainted. The Board will have discussion on proposals for that project today.
Replace the sign at SR 60. The Board is still taking suggestions for review.
Storm drain box repairs which have been delayed due to the weather. Tentative scheduling...2 are to be repaired this month and 2 are to be repaired in August.
Maintenance items:
Replacing the fence behind bath house 2. That project has been rescheduled due to the weather and will likely be done by the end of the month.
The water valves are being exercised as per the annual schedule to ensure proper operation should there be water interruptions in the future.
SWFWMD is currently working in conjunction with the maintenance department and Dxxxx Fxxxxxx doing leak detection in the water system as the Association is still showing a higher than acceptable “unaccounted for" amount of water in the SLohA Water Report, requiring a subsequent Water Audit. The results of that test will be reviewed for further consideration when available. The ultimate goal is to remain below the acceptable level, according to SWFWMD, which is less than 10%.
Housekeeping items:
Quarterly water statements are being distributed via the U.S. mail and are available at the office for your records.
Your latest reconciled financials are also available at the office and on the CHUG website for your records.
Your quarterly assessments were due on July 1. If you have not already remitted payment, please do so at your earliest convenience to avoid late fees.
The 2013 Polk County Public Shelter and Special Needs Shelter information is available at the office for your convenience.
For your safety, please watch for poisonous snakes on your property, and especially in your water meter boxes. With the heavy rains and lake level rising they are on the move and looking for accommodating shelter.
Also, if you have not already received a curbside recycle bin and would like to participate, please notify the office.
I would like to thank the Board for their continued efforts on behalf of the Association. They have done such a magnificent job I am recommending the ownership give them a 100% raise in pay!! A shame that still means ZERO compensation for all of their hard work!! Just so you all know…it is noticed and appreciated.
I would also like to thank all of the dedicated employees of SLohA as there has been many special projects as well as their normal scheduled duties which have required hard work and a lot of patience, most done out in the heat of the summer…with no end in sight! My hat is off to maintenance, security, and the office staff!
