Managers' Report : Hello and Good morning everyone. I hope you all had a Great weekend!
I hope you all have a great week! Thank you.
Varsity Courts is scheduled to be on site to repair the tennis courts Wednesday the 22nd. Dennis will be on site with his Crew, and I will coordinate with Toneesha since she will be on site.
There have been a lot of complaints of too much chlorine in the pool last week. I have been with Jhn and the maintenance staff last week testing the pool at various times of the day to make sure the levels are correct and to find out the cause of the complaints. We are allowed to use up to 10 parts per million chlorine, the levels will very throughout the day due to evaporation and contamination (suntan lotion, sweat, other stuff.... *shiver *). I've also looked over the charts for the past month to see if anything stands out as odd. The staff is doing a great job maintaining the chemical levels, they are keeping it on the low end, starting around 4.0 in the morning and dropping off to between 1-2 pts/mil late afternoon. After some research I believe I've found the reason for the strong chlorine smell people are experiencing at times. *Best chemistry teacher impersonation * Chlorine is an active chemical, when it comes in contact with a contaminant it bonds to it and neutralizes the contaminant. During that chemical process that's when you can smell it the strongest. What is likely happening is people are not utilizing the shower before entering the pool, the contaminants on their skin (we've all seen people spray on suntan lotion then just hop in) then react with the chlorine in the pool. Even though it is at very low levels it is going to put off a strong chlorine odor as it neutralizes the contaminants.
Last week at the Board of Directors meeting I heard some concerns about the Land use Modifications. It is good that people become involved and have questions, however there are some common questions I am hearing repeatedly so I put together a brief Q&A to hopefully help clear up some of the confusion.
Land Use Modification FAQ
1. Q-Why are we adding 4 new towers?
A-We are not adding any towers. The 4 towers referred to in the letter from the county are the existing towers.
2. Q-Why are we adding a new office?
A-We are not adding a new office. This one generates the most confusion and I'll explain why it is worded this way the same way the county explained it to me. The “Office" it refers to in the letter is actually the tower on Bb stab's property. Say someone teaches swimming lessons, and the lessons take place at their personal pool at their home. The county would then consider the POOL itself an office not the home or any other property, just the pool. The county views the tower on Bb stab's property the same way.
3. Q-Why is this land use modification happening if we aren't changing anything?
A-It came to SLR's attention that the towers do not have permits as per Polk county code. The towers are currently in violation, to correct this and bring the towers into compliance with Polk County code we must do the land use modification and then obtain the permits. There are no changes currently being planned.
4. Q-Is this an attempt to make everyone pay for internet service in SLR?
A- No. Again the only reason for this hearing is to bring the current towers into compliance with county code.
I'm certain this doesn't answer all of them. Please feel free to ask questions directly at the office, through correspondence, or whatever communication you choose. I know the Board wishes to have transparency on the matter and avoid misinformation.
