The page comes up with a field for "Owner Name". Note at the right side there are two other options on how to look up--by Parcel # or by Site Description. The most reliable method is Owner Name if you know it.
Type the last name in the field, followed by the first name or the initial if you know it. ENTER or hit Search button.
(The more information entered, the more refined are the results but also the greater chance of error. Try the first and last name first and if no result, just use Last Name.)
A new page is displayed with much information. You can get the Mailing and Site Addresses, Lot/Block, Map, and a link to the Sales History of the Neighborhood.
Continue to scroll down and you will see a detailed Sales History of the property. You will see where it is recorded ie Book/Page, the date it was recorded, the Type of Instrument ie Warranty Deed, Quitclaim Deed etc, whether the property is Improved (with a house) or Vacant (lot only), the name of the person taking ownership and the Sales Price.
Click on the BLUE LINK under OR BOOK/PAGE; it's the left-most column.
If this is the first time you have done this since August, a new applet will be installed on your computer to allow you to see the data. Just follow the instructions; it is a perfectly secure link from Polk County.
The actual image of the instrument will now be displayed with more detailed recording information such as amount of taxes collected.
Going back to the first page display, under the Sales History, there is a section on Exemptions where you can see any Florida Homestead Exemptions on record, widow, senior exemptions and Total Value of Exemptions.
Beneath that section is a section of the Building on the lot if it is Improved with a diagram of the structure square footage, year built.
Under that section is a "Sub-Building" section which lists structures such as sheds, porches, carports.
Next section provides link to permits for structures and tells you which taxing district has the permit.
Last, the Values section which provides a breakdown of taxes based on valuation over the previous 4 years. Of most interest is the current Assessed Value, the Exempt portion and Taxable Value. This section will have the Taxes Due on the property.
It is here that most "mini title searches" can be done. Simply click on each Blue Link in the Sales History section to inspect the deeds of each owner.
