There are currently 188 properties in S-bag that have a homestead tax exemption. Homesteading, as defined in the homestead statute, is not dependent on qualification for a tax exemption. It is simply meeting the requirements of the law under Chapter 222.
Florida has the most generous and owner-protective homestead laws in the US. Many bazillionaires and celebrities protect their assets from creditors by homesteading in Florida. Homesteading does not protect against valid claims for homeowner association fees and contractor liens. Contrary to popular thinking, there is NO timeframe (e.g. 6 months) that the owner is required to live in the residence. per FS196.015.
There are many more parcels in SLR that would be considered "homestead" that are not counted as a tax-exemption qualified homestead property. The main reason an owner does not qualify for the homestead tax exemption is "too much income". Many people file a Declaration of Domicile, instead of or in addition to, a homestead tax exemption. If you do not qualify for the tax exemption, it is a good idea to file a Declaration of Domicile because the Tax Collector will send a written notification to any judgement lienor that the property is a homestead and protected.
